Well...not sure where to start...Let me start with the incompetent staff. Whenever there was a noise problem during normal hours or even after hours the response from management was to call the courtesy officer whose response was always there is nothing we can do.
The gate at the back of the community that should control access out of the complex was often left open at night which made it easier access to the property.
Maintenance complaints were usually not resolved. There were more bugs inside the apartment that outside. I recall one time I called maintenance to complain of the smell coming from the HVAC vent and simply watched the maintenance team solve the issue by spraying air freshner...big joke....but no surprise.
The grounds were always messy. I recall asking maintenance to remove the trash, bear bottles, and cigarette butts from the grounds below the shrubs in front of my ground floor apartment. Needless to say it stayed there months and that was the unpleasant site when i went to sit on my patio.
Paces Brooks takes Pet Friendly Community to the extreme...not only are pets welcome around the premises but their wastes are too. It was not uncommon to smell the foul stinch or even see the actual pet feces outside of my patio door. I even witnessed the 3rd floor neighbor throwing feces from their balcony to the grassy area below, and when I complained nothing was done. There was no notice sent to them or even posted in the facility to remind people to curb their pets the proper way. Instead my guests and I had to bear the sight and unpleasant smell.
After the completion of my lease, they had the nerve to raise the rent...with such poor management skills and incompetent maintenance staff I am not sure who in their right mind would stay there.
The garbage receptacle was positioned outside of my building (7) and it never failed that the area always had a strong foul smell. When complained the management would always say the company who handles waste is not disposing of the waste properly...but wouldn't that raise an issue for a management team if your contracted vendor is not doing its job...but in Paces Brook it seemed that mangement just didnt care.
The insulation of the apartment was horrible. For 2 people the electric bill averaged 150.00 in the winter and 100 in the summer. In my new community the highest winter bill was $88.00 and my highest summer bill was $75.00. Too often I took cold showers in the morning because the water heater kept running out of hot water.
I am sure I could type some more of the horrible experiences I had, but I am tired of typing...The greatest thing about Paces Brook was the expiration of my lease.

Sounds typical! Don't you love the "nothing's wrong response that maintanence always gives? And its typical of management to pass the buck off on anyone else - a contracted vendor, another employee, whoever isn't present in the office at that moment. Congratulations on the expiration of your lease!
