Good for USC students, management needs improvement

I have lived at Park Circle for two years and have had a decent experience. When I first moved in, it was managed my Weston, but they have since been replaced by Bob Capes. The current management seems very slow to solve maintenance issues and needs constant reminders. However, I have never had an emergency issue, so I cannot say how they are with those.
As mentioned in previous reviews, the apartments are each individually owned, so make sure to take a good look at the specific one you will be renting. Appliances in my apartment are pretty old; under Weston I was able to get my dishwasher replaced when it broke. However, under Bob Capes, I have not had the same luck; I fear my refrigerator and dryer may need some work/replacement but little has been done.
Also, if you live in a unit in the middle levels of the building, you will hardly have to use your heat in the winter and AC will be fairly reasonable (at least this is my experience). However, I have heard that on the 12th floor, AC bills during the summer are astronomical, as might be expected.
The building itself is generally kept in pretty good shape. I usually have problems with spiders in the summer (they come in near the windows), but the office is generally good about spraying if you request it. Parking is generally decent; if you get home after dark it tends to be difficult to find a space close to the building, but the parking lot is well lit. Security is decent once you are inside the building, however, my car was broken into and my CD player stolen. My car has also been egged twice.
The best thing about this apartment is location. It is walking distance to USC (1-2 blocks) and convenient to the rest of downtown. Because of this, I would recommend this place to students. I would caution you to make sure that your apartment is in good shape before you sign the lease, because once you have moved in, it will be difficult to get any maintenance done in a timely manner!!

I have lived here for a year and havn't had any problems getting the appliances fixed. It has been my experience that these are seperatly owned as well, and I would think that that would mean that, while Bob Capes manages the unit, they do not get to decide if it gets repaired or replaced, they have to go with what the owners let them do, but that they do get fixed, as they are protected under the lease. This person didn't even say that they hadn't fixed what was wrong, they said that they suspected that it wouldn't be fixed...

Perhaps I did not convey myself as well as I had intended. Both of the problems that I mentioned (the fridge and dryer) happened within a few months prior to me moving due to a transfer out of state. Maintenance did come look at those appliances, but as of the time of my post, had not yet done anything to fix them permanently. They offered a few suggestions regarding the fridge, which temporarily fixed the problem, but the problem later returned. Thus, I did not want to say that they hadn't fixed the problem, only to imply that it was not yet completely fixed. This was the rationale behind my statement that I was concerned about my appliances, but that little had been done to permanently fix/replace them. I did have to return to the office with several reminders each time the problem recurred before anyone was sent to look at it. I cannot find anywhere in the post where I stated I suspected it wouldn't be fixed, but that was certainly not my intention, merely that it might take awhile to get it fixed. I hope this is more clear.
Also, in the interest of thoroughness, my refrigerator was replaced several weeks after I posted this review. As of the time I moved out 1.5 months later, the dryer had still not been fixed (although, in fairness, it was not a vital complaint since the dryer was still usable). Thanks!
