I've lived at the Rapids for almost 3 years now, only because I go to USC and this is the cheapest place nearby.
Month 1: We pay the rent as agreed upon in our lease. The sink suddenly starts backing up and leaving old water, moldy food in the sink. This happens every time our dishwasher would run. Eventually it wouldn't even drain. It took 3 requests and 3 weeks to get maintenance to take care of it. We were doing dishes in our bathrooms because we couldn't use our kitchen sink or dishwasher.
Month 2: Both toilets stop working. It takes two days for maintenance to arrive. If both toilets being broken aren't an emergency situation, I don't know what is. We just had to use them anyway!!!!
Month 3: We get a note on our door telling us we owe $200 (the $200 discount we were given for moving in). We have to go to the office and take care of it.
Month 4: We get a notice that we have been overpaying every month. Fine, we began paying this new lower amount.
Month 7: We get a notice that we've been underpaying every month and if we don't pay immediately we are being evicted. Immediately we go to the office to take care of it. The manager is unavailable and will call us. 2 days letter we call her, she is still unavailable. The following Monday we go up there again, still unavailable. We call a third time,STILL unavailable. Fine, we stopped trying to contact them and they did not contact us.
Month 8: We get another one of the same notices about underpaying and being evicted. We go up to the office and ask to speak to the manager. She is busy and will call us. Absolutely not, we tell them. We were told that last time and never heard from her, called three times and never spoke to her, and we refused to leave until she spoke to us. She sends out a message that she will remove the charges, but never comes out to speak to us. We leave.
Following all this there were many other problems. More than I can mention, but read the other reviews because they're all true. The interiors are bland and old, only fifty percent of our carpet has been replaced in the last decade I believe. Parking isn't so bad. You never know when the pool will be open, or won't be open. Sometimes it is open but maintenance forgets to take the "pool closed" sign down. The a/c sucks. Closets are a good size. The parking lot is repaved over and over again. The fence was broken down by vandals five times. One night there were gunshots in the parking lot and a lot of police came. Yeah it's cheap to live here. You just have to decide what cheap is worth to you.
