Abused and taken advantage of

I have lived here 3 years. While living in an apartment is never what I wanted, it was convenient at the time. When I renewed my lease the first year, they cleaned my carpet. This was after renovations. Never did they even offer to start renovating any part of my apartment! The second year I didn't even get my carpets cleaned. The third year, after we negotiated with them, they decided to clean the carpet, but no other renovations. Not sure why the other tenant got everything new and we got nothing...especially after 3 years. Recently we were a few days late on rent. I understand clearly the late fee. Once we paid the rent, they continued to charge us on the late fee, but never said anything the day we paid rent. When we questioned them, they politely stated it is in your lease. Very helpful to them, but would it have been too much to remind us when we paid it' I have had problems with ants (or possibly termites in the master bathroom. They have checked it out once since July. It is September. Also, we have a small-family community there, but you are not allowed to keep anything except patio furniture on the patio. No little toys neat on the balcony or patio, no bikes, nothing except patio furniture. I feel their is not a lot of privacy and the management is overbearing with inspections. The laundry room is good, but if you live in the buildings up the hill, you better be in good shape to do your laundry. Pet fee of $300 is required non-refundable even if there is no damage - but you can smoke without a fee. And last but not least, we have had things stolen from our patio as well as a burglary.
