I have lived in this "community" for 4 years. For what I was getting, the rent was reasonable. Until new management came to town. The rates skyrocketed and the service and amenities went down-hill. The property is at 100% capacity, partly because they will approve anyone for a place to live, seemingly regardless of credit-, rental-, or any other type of stability history. This translates to loud dogs, loud parties, loud cars, loud yelling, you name it. In the past several months, I've seen more and more of this, have complained, along with several neighbors I've become friends with, but to no avail. There is graffiti on fencing that hasn't been addressed in 6 months, the gates NEVER work (FYI, any "amenity" listed in the lease doesn't HAVE to work or be available, according to the manager. Then why bother using them to suger-coat your otherwise plain property'), parking is horrible, the grass is either too long or burned (they water it at 12 noon, mid-summer, in Charlotte!!), they don't enforce speed limits, you get more threatening correspondence by way of door hangers than invitations to "community" events which are very few and far between, etc.! I pay a pet rent, even though I keep the carpets 10x cleaner than they were upon my move-in, on top of the exorbitant fet fee I paid. Needless, this will be my last year here.

I just moved out THANK GOD! I was all set for the exact reasons listed above! The office staff seem soo nice when you come to look at the model and the property, but once you sign that lease you are doomed! Where is all that money you pay going every month, cause in the year i have lived here the property has crashed and burned! The gates look like your entering a trashy community..its disgusting! You have hit the lottery if you can actually park anywhere near your apartment, people have actually started parking on the grass! Not to mention the trash situation..there in one dumpster for the whole complex, so there are many times trash is piled up outside..looks and smells lovely! Good luck if you decide to move here!
