Here are things I have noticed since I moved in this fall:

* your rent is based upon an artificial "market rate". It seems, even though other comparable apartment complexes in a 15 mile radius hold their 1-2-3 bedroom aprt rates constant for their fiscal year, THe Village at Lake Wylie uses itself as a means to arbotrarily jack up rents to you while you are shopping around. For example, if you are the only one inquiring about a 1 bdrm vacancy, they may simly quote you "$720 per month". However, in the course of a matter of days, if say 2 other people also inquire for this same vacant unit OR (not sure where this BS comes from) say, there are 5 units available, and within the week 4 of them are leased, the management team will cite "market value" and all of a sudden that one remaining unit (all the 5 units can all be the same thing) can be jacked up hundreds of dollars. Nevermind the quote you may have been given the previous week, it all fluctuates on whether or not the people in the management office have a good or bad hair day, or more likely, if their PMS is under control. This explains why people in the exact same units with same amenities can have a monthly differential of $100-$200 in their due rents.

* The #*#&@^ security gates are always screwed up, and anyone new renting is SOL for getting a remote gate clicker. You just have to suck it up and stop at the punch pad and manually enter the code to open the gates. Oh yeah, without the remote you can't effectively gain access from the side gate/street that has the stoplight on Route 49.

* Dog ---- all over the lawns.

* Laundry/Gym Facility that has doors that don't close or lock unless you go out of your way to pull the door forcefully shut OR you fiddle with the handle so that the latch catches in the metal jamb.

* A horribly designed entrance round-about near the leasing office and mail center. Who the F*%^ has the right of way when people drive like a bat out of hell over the speed bumps and then needing to look in 6 directions so that you either don't run over a pedestrian walking to the mailboxes, you don't hit another car entering, you don't hit a car leaving, you don't hit a person pulling out of the leasing office lot, nor hit a damn maintenance golf cart.

*Did I mention dog ---- EVERYWHERE' Oh yeah, and dog piss stains that kill off the grass at the base of stairwells.

* I find it amazing that so many trashy people can seemingly afford this place. They are the ones that are never reprimanded for having all kinds of ---- on their balconies, lighting up grills on their balconies, or hanging their NAscar bedsheets over the balcony railings--all things prohibited in the lease.

*The management team need to take either a public speaking class, an English class, or simply a refresher course as to what the hell the lease and policies are of the complex. They have little clue as to how the USPS or UPS handles deliveries and (not) leaving "attempt to deliver" notices at units. Two ditsy ladies and a self-absorbed closeted --- guy in the office. Why bother.

*Construction is mediocre. I hear people casually walking on the landings from inside my apartment. I also notice the whole floor shaking when the same-floor neighbor OR my "under me" neighbor closes their front doors.

*oh yeah, when my "under me" neighbor chooses to defy the lease and cook out with the grill on her balcony, all the fumes go right up into my apartment. Even WORSE (chokable) when I have my windows open on a nice evening.

Awesome review! Nothing short of the truth! If only the so called "mangaement team" would read these and get a clue about what their residents or former residents are saying about the complex. I just got out of that place...THANK GOD..so trashy!

With you all the way. The only problem is, they know it, this is part of their plan. It is call "dummy behind the desk." It is a tactic used by many scams. Most of the "dummys make unconfermed audible commitments which don't mean s^&* regarding the law. More like "Oh, I did not know" How long has that hot tub been broken? Live and learn!!
