The following is a letter that I wrote to the River Oaks Management as a notice that I am leaving. The letter pretty much sums it all up:

The following is a list of reasons I no longer wish to reside at River Oaks
??The garbage disposal area is frequently overflowing onto the sidewalk, especially on the weekends. This creates an unsightly and smelly mess in the complex.

??The back door to the Fitness Center has been ??out of order?? for several months.

??Some of the gates to the pool are broken and are sometimes locked with a padlock for no apparent reason. Locking the gate between building 1000 and the pool creates an especially dangerous situation since this gate is one of two exits from my section of the building.

??The management refuses to enforce the pet ownership rules that are detailed in the rental agreement. This includes animal feces all over the place, people leaving their dogs on the porch to bark at passers-by, and people not keeping their dogs on a leash. These actions are in clear violation of the rental agreement, yet the rules are not enforced.

??The management refuses to take an active role in minimizing noise disturbances. The typical response to a complaint about noise is ??call the police.?? A truly concerned staff would contact the person making the noise, and give them a warning. If people continuously break the noise rules, they should be evicted.

??The pool hours are ridiculous. 10pm on weeknights is fine. I personally feel it could be open later on the weekends (midnight, maybe) but I can also understand if it has to be 10pm every night. What I DON??T understand is why I can??t go there until 10am, when the sun has already been shining for a couple of hours. There is no reason the pool can??t open earlier so that people can take a morning swim. As I write this, I have been awake for 4 hours, and I would still be prosecuted for ??trespassing?? if I took a dip in the pool.

??The lights in the pool are never on anymore. I??m not sure if this is just to save electricity, but they used to always be on which added to the enjoyment of swimming in the evening. Also, the area lighting around the pool and hot tub has greatly diminished from what it used to be. Overall, this results in a less-than-safe environment around the pool and hot tub at night.

??The pool in noticeably dirtier than it used to be. Frequently, the water is so foggy that you cannot see the bottom, and if you swim to the bottom with goggles, there is a wide variety of junk, including hairballs, trash, sticks, leaves, dirt, dead animals (frogs, crabs, bugs, and a lot of ants.) This has not been a problem until this year.

??The grill at the pool area has not been cleaned out for well over a year. As a result, it is completely caked up with grease to the point of being dangerous. Gas only flows out of a small section of a couple of burners.

??Several of the chairs in the pool area are in a state of disrepair. You literally have to search for a chair that still has most of the seating straps still on it.

??Pest control has gotten worse. Many of the buildings are becoming infested with hornets or wasps, with several small nests sprouting up in the breezeways. This has only been an issue during the past year.

??The system for receiving UPS and FEDEX packages is ridiculous. There is no security with it at all. I have frequently gone to the club house, looked through the closet for my package, said ??hi?? to the office staff, and left with a box in my hand. While this does make it more convenient for honest people, it would be too easy for a dishonest person to take someone else??s mail. There is no accountability for the packages received. The delivery man drops them off, and then the staff writes the apartment numbers on them, and then leaves them. There is nothing to keep track of which packages were received, and which ones the tenant has picked up. On more than one occasion, this resulted in a ??lost?? package of mine that ended up being somewhere else in the office. I once even had a package locked in the manager??s office and had to wait until the next day to get it because she had left for the day.

??During the 3 years I have lived at River Oaks, the quality of the complex and its amenities has degraded significantly. None of the above items were a problem during my first few months here, but then it gradually got worse and worse. In spite of this, the price of my rent has gone up and up. This has resulted in a huge disparity between what I??m paying, and what I??m getting for that payment, and I can no longer justify paying to live here?? especially since you would, no doubt, raise my rent again if I renewed.

Here's a piece of advice to those who live in River Oaks and are abused by the staff. Read your rental agreement. IF the staff breaks any part it is then null and void and you have them. This happened to us and after several days of phone calls and emails the corporate ownership released us from our agreement.

The staff at River Oaks is a joke. Call the police if there is a noise problem, you will get results that way.
