I have lived in Paces Watch for almost 2 years now, and all in all, it's really not that bad. I don't ever have a problem with the office staff, as some of the earlier reviews have noted, but I don't think any of the previous ladies were still working there - I know that at least two were almost brand new when I moved in and they are all pretty nice. We pay our rent on time and the office notifies us well in advance of anything that's going on. They replace the air filters every 3 months and let us know way ahead of time when they're entering the apartments, and the only "construction" has been repaving the entire property, but that was over a year ago and it wasn't even really a big deal.

We have had a few things that need to be fixed (such as a broken toilet handle and our laundry door, which fell off the hinges and then fell on to our wall, knocking a hole in the drywall. We didn't get charged, btw) and it's all been taken care of promptly. We don't seem to have any problems with the apartments falling apart or anything. They appear to be well taken care of, with the exception of some molding in the kitchen and my bathroom that has come off, but that's easily fixed with a nail and hammer - nothing structural is bad. They seem to be well built, and we looked at Crickentree, Hibben Ferry, and Thickett before this and PW definitely is better built, and more solid (not paper thin walls). The only ones in comparison we looked at were Runaway Bay, but we chose PW because of price (larger apartment square footage for less money - 2b/2ba), nicer office staff, the dock on the creek, more spread out buildings (larger property grounds), and better laundry - since we didn't have a W/D when we moved in.

We have a minor roach problem, but I'm from the South, and everywhere I've ever lived it's been like this, and it's always better in the winter and worse in the summer, it just happens. We are pretty clean and it's just a fact of life, just like scorpions out West.

The cons are that some people can be loud on weekend nights, but it usually isn't a problem. It's so inconsistent, though, that I've never complained about it.

Once a week they do landscaping at 7am, and I work at 6am usually and wish I could sleep in on those days off, which is a little annoying! I wish they'd wait till 8...

Also, the pool is nice and the dock on shem creek is very pretty and relaxing, BUT my biggest gripe, however, is that the hot-tub has been broken since we moved in, and that was in April of 2007. I would guess that it's been broken since before that because no one appears to make an effort to fix it...

But overall, it's been a good place to live. The guy who complained about the lease just didn't read it properly. They explained it to us quite explicitly when we moved in, and again when we re-signed our lease. A few months before your lease is up, they start giving you fliers that explain your options for staying and what to do if you want to move out - the same thing as the lease states, but with prices and lease term options. Yes, the lease is in a small font (it's 8, not 6!), but you have the opportunity to read it before you sign it, which we did, and we didn't have any questions about anything. Also, the ladies in the office are nice, and I'm sure they would print it larger if you need it.

Parking has never been a problem, the worst is that I have to park a little down from my apartment instead of directly in front of it, and that is maybe once a month! Our rent and utilities aren't that bad, compared to places like downtown. We have our own washer and dryer, but the laundry room is pretty decent, and it's near the pool and fitness center so you can work out/swim while you wait (which is what we did till we got our W/D set.)

I would recommend it to most people looking for a decent place to live in a good part of town.
