Pleasant here except for the college kids!

Who let the dogs IN' Well here, it's who let the college
kids in ! I hope they all move out in the spring and don't
come back - this is not Campus Pointe Apts.! Frankly my dear, I don't give a dang that the complex isn't fully rented and that Management feels they can fill it up with college kids - they don't respect where they live (i.e., noise, speeding, kitchen chairs out on the decks, ludicrous partying at 3 a.m.). Residents, you need to call the Police! We now have some help on property with that - that is all I will say. Call the Police - it's rather fun to "See ---- run" "See Jane run"!
The complex is quite pleasant, and I feel safe walking at most times of the day. I was quite shocked recently to find some of the gym equipment in non-working and dangerous condition (got on a treadmill, pushed start, and it sped up to 11mph). Equipment needs to be replaced! With recent change in onsite management, the complex seems to be declining. If college kids are warned about kitchen chairs on the decks (it's starting to look like a slum!) and don't remove them, then physically remove the chairs! or better yet, evict the students - don't just move them to another building. Take the most remote building and put any students there - they deserve one another!
Maintenance is very good; however, a 2nd dumpster or pick up twice a week is needed. There IS a trash problem - people are careless and toss in the trash; they need to look where they are tossing it - a raised concrete platform here would help so people can see if they are causing a problem - people need to press the button for the system to MOVE the trash. Also, a larger trash can is needed at the mailboxes or the one there needs to be emptied more often.
Re owners with dogs - Management has tried to deal w/this problem. Some people are good and always pick up; some don't know how i guess or don't care - threats don't work. Fines MUST be issued and followed up by eviction! or leases just not renewed. Even people with multiple dogs think walking close to shrubs must negate the pick-up.
Complex has changed on the down side w/the college students; it was much quieter when I first moved here. I am retired - don't want to live w/students! Not sure why the entire parking lot is gravel over asphalt - impossible to have a clean car with all the dust created. Never see management walking the property except to deliver late notices - they need to walk the complex weekdays when school is out and come by some weekend nights late.
The Abbey is quite well built; per the county, the buildings should hold up to a 3 or 4 hurricane. It is unfortunate that the original builder chose to install all low-end appliances: fridge too small, disposer noisier than most, range has no oven light nor clock, and dishwasher noisy. Hopefully, as appliances get replaced, they will be upgraded to something better.
