Spring Creek is on the decline.

First, the good points. There were one or two. Let me think for a minute. Well, the office staff and maintenance crew are good people who are a pleasure to talk to and will actually stop and talk to you. They really seem to care about the individual tenants and help however they can. They're not the slightest bit stuck-up or rude (at least they never were to me). I give them a LOT of credit for working with what little they've got to work with there because the complex in general is disgusting. Horrible. Revolting. It's not the staff's fault. This complex is just reaching the end of it's useful life and there's not going to be much money spent by the owner company to "revitalize" it. The owners are in it to make a profit and will squeeze every dime out of it that they can. That's how most property management companies are, I guess. The staff that lives and works at Spring Creek just doesn't have the money available to them to do some of the improvements needed.

The grounds were always surprisingly well kept for an older community. Always saw new bushes and flowers being planted at the clubhouse and the grass was well mowed. The budget apparently allowed for good lawn upkeep, just not building upkeep. Kinda' like polishing a turd, I guess. Now there's a good mental image for ya, huh' You're welcome.


The thing that catches your attention about Spring Creek is the low rent. There's a reason for the low rent. The buildings are falling apart! Literally. They should bull-doze it and start over. This complex was built in the late 1970's or very early 1980's. The kitchen cabinets are disgusting, dark brown-stained plywood. The oven and refrigerator are from the early 1980's and look like it. My refrig. is so loud when it turns on that it will wake you up from a dead sleep. And it's not just my refrig., it's a problem in the other three apartments I've visited, too. Bad, cheap refrigerators.

Every first floor apartment I visited also had severe damage to the ceilings from water leaks coming from the second-floor apartments. You could see right thru the pathetic patch jobs done to cover the holes and stains in the ceilings, but you could also see the black mold seeping thru the paint, too. Dangerous and disgusting. Water leaks are going to happen, but they're not being corrected properly--just painted over with "KILZ" spraypaint.

All of the apartments have the same smell. Musty, moldy and old. That's to be expected, I guess in a complex this old. But it still sucks. I spent a small fortune on air fresheners.

And the walls, my god, the walls! They've been painted so many times, they're twice as thick now as they were when originally constructed. Half of the thickness of the walls is the 100 different paint layers on them. The painter who comes in and repaints should be fired. He comes in and sprays EVERYTHING with paint. Walls, floors, appliances, light switches...everything gets covered. One of my electrical plug-ins in the wall was intially unuseable because the retard had painted the two slots closed. I had to turn the breaker off and pick the paint out. The molding around the door openings is starting to loose it's detailing because it's got so much paint gooped onto it. It's getting soooo thick. One closet door didn't close properly any more because of the paint in the hinges and the thickness of the paint in the door jams. Oh, well.

My apartment had brand new carpet and vinyl installed before I moved in, thankfully. It's the cheapest floor covering available (wouldn't expect expensive in an apartment, anyway), but at least it was clean. The vinyl was, however, pathetic and rolling up around all the edges. They didn't glue it down very well. But at least it was clean and new.

The shower and sink were both cracked. I personally caulked around the faucets and grab handle in the shower becaues the holes were wide open with hair and black gunk growing thru them from behind the shower. Ewwwww....

The toilet seat was original! I'm serious. It was 25 years old from the looks of it. I went to Lowes and bought a new one for $20 bucks. I wasn't about to set my butt on that original seat. I left the new toilet seat there when I moved out, so whoever moves into my old apartment can thank me for the improvements in the bathroom. Yes, I could have bugged maintenance and submitted work orders every day like some people do until they came out and did it, but it only took me probably 15 minutes for all of it. If it's simple, just do it yourself and leave maint. alone. You're not a helpless invalid. They've got enough to deal with.

What about rent' The rent's low, right' However, the water/sewer bill was waaaaay too high. Almost $35 a month for a 1 bedroom apt. with only one person living in it. I was usually only home on weekends, so I didn't use much water, but the bill's almost $35 a month''' Let's see--there's a monthly service fee, sewer fee, pest control fee, trash fee and water service fee all rolled into one to equal up to the $35 a month water bill. I think a lot of it was the city of Simpsonville's fault. Water/sewer charges are too high out there. Too many extra fees attached to the city's water/sewer billing. So, add that to your low rent and it's not so cheap to live there anymore. I guess the pest control fee jacks it up too, because actual use water/sewer should be about $15 a month max. for an apartment of this size.

The general area surrounding Spring Creek (Westwood) was once a decent community, but it's on somewhat of a decline now. Crime is starting to become a problem. Safety is a definite question mark now. The main road going to the complex is a classic speed trap. Simpleville cops stake it out EVERY day 'cause they know it's easy money. The speed limit's 35, but it's sooooooo easy to forget. I never got a ticket (thankfully), but I always saw poor saps pulled over every day. Gotta' keep the Simpleville budget fully-funded to pay for all the doughnuts, I guess.

And it won't be long until Spring Creek can just be re-named "Little Mexico". Yeah, there's a lot of Mexicanos, Cubans, Colombians and the like living out there. They've all got stickers of the flags from their native countries plastered on the back windows of their cars, trucks or vans, along with the mandatory Virgin Mary statues stuck on the dashboards. The lease-holder of the apt. might be legal, but then a half-dozen of their illegal friends come over for an "extended" visit and end up living there, too. They just hang out on their balconys and stare at you when you drive by or walk by or sit out in their vehicles in the middle of the night (spooky). The neighbors across from me got into a loud, LOUD screaming fight one night and stood outside their apartment screaming at the top of their lungs at each other in
Spanish for about 30 minutes. Don't know what the problem was, but I was just waiting for gunshots to ring out. Never did, thankfully. They also would play LOUD music on the weekends. They'd open their front door, jack up the volume on their stereo to max level and go out into the parking lot and clean and work on their car while forcing everybody in the building to listen to that crappy Salsa y Merengue music junk. Very inconsiderate. I didn't complain, only had a couple of months left on the lease, but I know other neighbors who did.

Looking back, I really didn't like it there. The staff are honestly really nice and helpful, but in the end, that's not enough to keep you there. Another apartment complex might charge you more, but trust me, it'll be worth it. Other nicer communities charge more partially because it keeps the trashy people out. It is worth paying $150-200 more per month to be around cleaner, nicer and better-educated residents like you would find at other apartments. At least you'd feel safer there than at Spring Creek. Moving out there was a mistake on my part. I won't just trash the whole place becaues like I said, it had a couple of decent things about it. But overall I give Spring Creek a negative rating.

I live at Spring Creek now and I can NOT wait until my lease runs out!! Everything this person said it correct. I wouldn't reccomend anyone wasting their money to stay here. If you are looking for a nice place to stay in Simpsonville, I recommend the Arbors or Fairview Crossing

The paragraph about Westwood was unnecessary. I've lived there for 30 years and i've never had a problem with crime or noise. The only bad thing is the people that drive 55 in a 35 zone. I'm guessing the author of this review is one of them. The reason for the speed limit is the high amount of children and pedestrians in the area. As for Spring Creek, it was a good place back in the 80s, but yes it's old and yes it needs major upgrades. However everyone knows that you're just wasting money by renting. Housing rates are low, it's easy to get something decent with a decent income. If you're low class then you fit right in at Spring Creek Apartments. =)

Hey, this is to the loser who posted the reply on 3/5/08: I've never had a ticket of any kind in my life, bud. Always drive speed limit or usually slightly BELOW it. Proud of it, too. I'm smart enough to watch out for speed traps. There are no childern or peds on that road I was speaking of. It's the frontage road along I-385. Never seen anyone walking that road in the 13 months I lived down there. Get your facts straight, nimrod. It's a classic speed trap for Simpleville Popos. The cops sit at the bottom of the hill at the church and catch people all the time, from what I witnessed. You have to ride your brakes down the hill to keep from reaching 45 or 50 mph on that road. If not, there's the cops waiting for you in the church parking lot. Cha-ching. That's the definition a speed trap! Also, I've owned my home since moving out of Spring Creek in early 2006. Got my degree, got a good paying job and always, always paid my bills on time. Buying a new home with a FICO of 802 and a good, stable income is a breeze. I still had enough discipline and resolve while living at Spring Creek to save up so as to be able to put down OVER 20% for the DP. It was 23%, actually. ;) Now, I get to sleep so well at night knowing I have ample equity in my home and that I live in a crime free neighborhood in Greenville now, not stuck living in a run down, crowded old $hithole-in-the-making of a neighborhood like you are. Ha, ha, ha, ha. Look it up as to how many houses are for sale or for rent in the Westwood community. It's a LOT! That tells you the neighborhood is in trouble. I'll bet you've probably refinanced that roach motel of a house of yours in Westwood several times now to pay for your little drug habit, haven't you? Like to smoke a little of that wacky weed like all your neighbors, do you? You can literally smell little wiffs of pot smoke on a weekend night if you ride through certain areas of Westwood with your windows down. It's sad. Only low class morons like you would want to continue to live in Westwood for 30 years and have no aspirations to move up in the world. Enjoy your ghetto-fabulous neighborhood and the thought of going to sleep every night worried that some crack head is going to kick in your door and murder you and your family for $20.
