I moved in in December '99 and recently moved out this past March. I probably would have stayed had it not been for the job layoff I had around Christmas. After All, this IS Cool Springs and you DO PAY for the conveniances of having everything within a 5 minute drive of where you live.
I NEVER had a problem with the office staff, but then I rarely needed to have any contact with them to begin with. The few times over the duration of my stay that I did need to call or stop by, I was treated very well. Maintenance was always on time and fixed the problem the first time. I probably never even called them more than a handful of times in 5 years.
If you are like me and need to have a nice upkept view, then the Landings is a place you will love. I had an awesome view of the main drive towards the back of the complex and aside from the random loudness of a few people blaring their radios when they got out to get their mail, I felt it was pretty quiet. I did have a few issues in the early years with some loud upstairs neighbors, but they were kids in their 20's who only were there a year, then I always had pretty good neighbors after that.
Unlike many other posts, I never had a problem with spiders...I did have a slight bug problem though (those HUGE roaches), but that's going to happen when you live so close to the woods! I mean, they are all over outside...they are bound to get in when you are on the street level.
The grounds are very well kept and I didn't mind paying a little more to have a home surrounded by such a beautiful view. The management also had quite a few complex parties, etc. if that is something that interests you. I never really took part in them, but they did offer alot of activities throughout the year for all ages.
My only complaint would be that I lived there over 5 years and ended up with one outrageous bill upon move-out inspection that is full of ridiculous charges! They said that ALL my blinds in both bedrooms were damaged and I was charged $15 a piece to replace them. Hmm, they were working just fine the day I moved out! Also, I was told that since I had painted the walls that all I had to do was paint them so that the painters only had to go over it with white in 1 coat, so I decided to use 2 coats of primer and was STILL charged $45 for painting my walls. I also was charged for having "dirty cabinets"...which I left completely EMPTY so after 5 years I guess they decided to charge me for the front of them being dusty or something' The list of stupid charges goes on, but you get the idea.
One other complaint would be that you pay for water at this complex, but I never felt it was fair the way the calculated it. For example, I lived alone in a 2br, 2bath apt and was charged more than if I had lived alone in a 1br, 1bath apt! Why''' I didn't use any more water by living in the bbigger apt! So, keep that in mind.
I also should add that as single female, I always felt safe and that is very important to me. I walked at night numerous times and never felt threatened. There is plenty of lighting at night and I appreciate that.
Like I said earlier, I only left due to being laid off right before I was to sign another yearlong lease. I did, however, move into an even more beautiful apt. complex in Bellevue that is cheaper per square foot than the Landing are and have even better views of lakes and trees. Check out the Lakes of Bellevue and you will get cheaper prices and still be only 16 miles from Cool Springs.
I guess if you have the money to spend for an apt. at the Landings, then it's worth it, but you can find cheaper places in the Nashville Metro area that are just as nice or even better than the Landings. Do your homework first!
