I lived at the Villas for a year and a half with 2 roommates in a 3 bedroom apartment. Things started out nice enough with the staff really kissing our butts and everything appearing to be in good condition. It didn't take long for major appliances to start breaking. I can't tell you how many times they had to come fix our hot water heater (which had multiple layers of duct tape on it from their "maintenance"). They finally had to get us a new one after it completely flooded our living area and stained the carpet (while I held a pot under the leak and got burned by scalding water). Their maintenance isn't even available during late night hours for emergencies such as this - unbelieveable! What is their emergency phone line for'! I had to call numerous times for security to come chase off a gang of hostile, loud teenagers from the parking lot right outside my window (security never came). The neighbors above us were horrendously loud. Apartments and cars both were broken into. We even had a guest stay the night with us and he CAUGHT someone breaking into his car right outside the window! Despite multiple requests, no light was put in over our corner of the parking lot, where much of the vandalism was taking place. We had little maintenance issues from the first day we moved in that never got fixed, like a leaky bathroom vent, and no rods to twist blinds shut. When and if maintenance ever came, they would track dirt all over our apartment. They had to knock a hole in my roommate's bedroom and never painted it back after they closed it to make it look nice again. The office was perpetually closed when its business hours said it was supposed to be open. Some apartments are really close to the road and therefore get a LOT of streetnoise. Lots of kids swim at the pool unsupervised or with a negligent parent that lets them splash and scream all around the pool while others are trying to relax. Some parents even bring a radio and blast it loud enough so that others, who might not wish to hear the music, have to sit and listen to it. The waterline broke twice in a year and took over 24 hours to fix. The fire alarm gets set off every few months and will beep incredibly loudly (unigorable) for at least an hour, if not more. Parking was aweful in our area if you came home after 9pm. The manager was very defensive when we would report unfulfilled work requests - he made my roommate cry at one point! We couldn't wait to get out of there.
A few pros: Two pools (one of which is actually nice), good size apartments for the price, fire place, new tennis court, fitness center (though small and awkard unless you're in there alone), and they actually gave us back our full deposit.
In short, it's a good deal as far as size/price, but be prepared to put up with a LOT of crap.
