I was a tenant at Dogwood Creek for 18 months. The grounds, ponds, pool, and tennis courts are very nice and well kept. The complex is situated in an upscale, convenient, and quiet neighborhood close to shopping and schools. Dogwood Creek offered an excellent package of incentives and concessions.

The move-in condition of the apartment was below average. Overall fit and finish was poor and more attention could be paid to the interior of the apartments vinyl flooring, paint, and trim. Maintenance was prompt. However, the quality of the maintenance work was often unsatisfactory and in some cases less than adequate for safety. The onsite laundry room was sufficient and each unit has connections for a washer and dryer.

Upon move-in we found the apartment to be infested with fleas. Management quickly worked to resolve that issue. Other incidents during our occupancy included a car fire which was determined to be arson, and a sublet apartment above us that housed transient households over a period of 6 months or so.

My biggest gripe was managements lack of willingness to work with me on issues pertaining to the lease. Onsite management was not empowered to make decisions and the corporate office and responsible officer would not return calls or letters. I do understand that a lease is a lease. However, negotiation and compromise when both parties stand to benefit is always an option.

The management's lack of communication is the reason I cannot provide a positive recommendation for Dogwood Creek.
