If it's in writing - they still won't honor it.

I was a resident for over 2 years. And in the monthly newsletter, they advertise "refer a friend and get $200.00". Well, that is hardly the truth.
For you to get the money, the referral person must sign a one year lease, and you won't get paid until they have resided there for at least 30 days (so the management office told me).
Well, it's been 6 weeks since my friend moved in, and finally today someone returned my phone calls (plural). Now they are telling me that they will give me a "$50 gift card" for the referral, since they don't write checks.
Yes, $50 gift card is better than nothing, but if they advertise $200, and the mgmt office tells you $200, then they should pay $200.
Oh yeah, if you have a fireplace and don't plan to use it, seal it permanently with those plastic sheets used to cover the windows in the winter months. I had a serious wasp/hornet problem, and fortunately for me I covered my fireplace which prevented the near 4 dozen pests from entering my apartment. And once they die, don't bother asking maintenance to clean them out - they won't. Same holds true for the numerous ants & cockroaches - it is up to you to kill them and spray for them in the apartment.
