I've been a resident here for multiple years, and I will not be renewing my lease again. The complex has gone steadily downhill since I've been here, most notably since a recent change of management.
While this is a gated community (and believe me, your rent reflects it), the gates are almost always broken. They were not closed at all for the entire summer (June through Septmeber), despite several assaults that took place on the property. It was only after the second incident that the gates were repaired and closed. I'm just waiting until they're broken again. I'm pretty sure that Vegas has set odds on it.
The workout facility is, to put it mildly, a joke. 2 treadmills, 1 of which is broken and the other completely uncalibrated (in other words, it doesn't accurately reflect what you're doing). A totally inadequate Universal machine. TV is broken (and now gone) for the 3rd time. Cardkey access is often not working. Climate control is all screwed up, so it's either freezing cold (Winter) or incredibly hot (Summer).
The pool, which is very pretty, is a disaster on the weekend. Overcrowded, overrun with unsupervised children, about a 3-to-1 guest-to-resident ratio, etc. In other words...it ain't much of a place to spend time (unless you're looking to drink heavily).
The complex is also completely lax about the problem of kids. It seems as though many parents here just let their kids run wild, and they have a tendency to spill over into the streets. It is a constant effort to NOT hit a kid when you're coming home or leaving. It's gotten so bad that the management has tried to issue a curfew...kids not allowed out unsupervised after 8pm. Of course, nothing is done (that I can tell) to actually enforce this.
The management of the complex has also gone completely downhill. Since the change was made (sometime this past Summer), they appear to be almost non-existent. There were several occasions in July when I needed to talk to someone in the office, and when I'd call the phone always rolled to voice mail. Since July I've made it a habit to "test" this on a weekly basis...I call up the office during business hours to see if they'll answer the phone. Doing this every week since mid-July, they've actually answered the phone 1 time. Sorry, but that's pathetic customer service.
Also, parking is a nightmare (regulations are rarely if ever enforced) and the "courtesy officer" is apparently spending all of his time down the street at Howard's Donuts. Residents with trailers are regularly parked in fire lanes overnight, there are several abandoned/broken-down cars that are just left to sit in spaces, and handicapped spaces are ALWAYS taken up by perfectly able-bodied (yet supremely lazy) people. I guess that extra 30 foot walk is going to kill you.
I offer you this to show you how clueless the management here is...despite having to issue a curfew due to unruly groups of kids, despite 2 assaults that were serious enough to warrant complex-wide flyers (posted on every apartment door) in the last 3 months, they actually RAISED the rent! Is that insane or what' But let me tell you...if you're looking to move in, they'll offer you one heck of a sweet deal.
My advice' If you're looking for a 1-year lease (and you know you won't be renewing...this way you get the concession without the raise of rent at the end) and you don't mind a neighborhood that, quite frankly, feels a bit out-of-control...then move right in. But if you're looking for something quieter, with neighbors that are are respectful...go elsewhere. There are way to many better options nearby in Cordova.
