I lived at The Reserve for a little over a year. Here are the positives and the negatives:

Positives:
. The property is very well kept. The grounds, the ponds, the roads, the swimming pool, etc. There are a lot of maintenance personnel, cleaning crews, grounds keepers and independent landscaping contractors, etc.
. The swimming pool is by far the prettiest of all the apartment complexes I have ever lived in, and I have to say I have lived in many. The design is awsome specially the way it overlooks the pond. For the guys, you can always bet that there will be hot chics at the pool whenever it's open. That's important for me. :-)
. The ducks are adorable and think that the property is their home.
. Garbage collection is good except after holidays which is normal.
. A lot to do around the property. Movie theatre, the Wolf Chase Galleria Mall, shopping centers, Circuit City, Best Buy, Home Depot, and best of all Super Wal-Mart.

Negatives:
. My personal experience when I first met with the Leasing Office to get a quote and then rent an apartment is that the staff are not customer advocates. In other word, they will try to rent you an apartment for the most money they can get out of you. I say that with 100% certainty. So, they will give you a quote on one size or apartment model but then the actual apartment ends up being smaller or different than what they told you initially. Then you ask for the size and model they spoke to you about earlier and suddenly the rent is higher for the one you are interested in. In other words, they are cut throat. No fairness, it's all about making money and they are quick to blame the rules on the property management saying that they set the rent amounts daily. That the office manager and staff cannot do anything about it. I believe that's a bunch of BS. When I tried to negotiate down the rent, they quickly relied on the statement that they are unable to lower or negotiate the rent because it's considered descrimination. That's definitely a bunch of BS because several of the aprtments I lived at in the past lowere the rent amount because I had very good credit. Also, a buddy of mine lived at the Reserve around the corner from me in the same size apartment but paid $150 less than what I paid. Man, I was pissed when I found that out.
. Definitely, read the fine print in the Lease Contract. Especially pay attention to concessions. If you terminate your Lease Agreement for any reason be it work, family emergency or whatever, you will have to pay the "Market" inflated rent of the apartment and any concessions they offered you when you sign a Lease Agreement.
. There are at least five office staff at all times but for some odd reason calls frequently rolled into voicemail because staff personnel ingnored the calls.
. There has been numerous instances where I left a message in the Leasing Office's general mailbox after hours for a service request or even a complaint but never heard back from anyone at the office.
. I learned one weekend when I locked myself out of my apartment that the deputy on duty does not have a master key. I was told that only the Leasing Office staff has access to the master keys. That they typically have to sign on to the computer in the office to get a code and get the corresponding master key. I ended up sleeping at my girlfriend's Saturday and Sunday.
. Drivers speed thru the property even thought here are road bumps.
. The road bumps intended to slow traffic adjacent to the Tennis court are way too high. I needed my car tires aligned every 30 days because of that.
. There has been a few occasions where cars would pass thru the complex blasting and booming their stereos i.e.: the Caucasian or Hispanic idiot who drives the small Japanese car booming his rap bass every day. I would hear the vibration from inside my apartment five hundred yards across from the pond. I have news for you a..hole, you are not Eminem. You look more like a wannabe Vanilla Ice).
. The guy above me was from hell. Although I am a fan of the band Metallica, I don't care to listen to them at 3:30 a.m. The redneck guy who lived above me would go out drinking then come home the majority of the time around 3:30 a.m. He would blast Metallica, and have loud sex with whichever trailer park trash girl he picked up from a bar. He would also work on projects in the middle of the night like putting together an entertainment center, wash clothes, move furniture around, etc. Even though this guy could not have weighed more than 160lbs, he walked around his apartment wearing construction boots. It sounded like an elephant foot was about to come right thru my ceiling. I have reported him several times to the Leasing Office but nothing came out of it.
. The last day I was at the Reserve, I had just finished packing the moving truck that afternoon and decided to take a nap before I take the long drive to another State. I was awakened twice by a group of 15 to 17 year olds knocking so hard on my door that it sounded like someone was breaking down my door. I quickly looked out the window and saw a group of Black teenage boys running away from my door. Yes, I did mention their race. If they were Caucasian, Asian, Indian, Hispanic or whatever else, I would still have mentioned it. Anyhow, I recognized two of the teenage boys because they lived on the property. The other 6 teenagers or so were boys were dribbling their basketballs. Apparently, they have been walking in and out of the property freely at all times of the day thru the side gate adjacent to the maintenance shed. As my luck would have it, I decided that evening to check my mail for one last time as I was leaving Tennessee for good. Law and behold, I see the same teenagers across from the mailboxes knocking on residents doors and running away. I confronted them about the earlier incidents in the afternoon when they kicked my apartment door twice and ran away. They got aggressive with me and team up against me. I won't say what I told them since this is a public forum but they quickly realized they were f'in with the wrong guy. Several of the residents heard the lound argument because it was around 7:00 p.m. and several of the resident had just pulled up home after work. I went to the office to report the incident and the teenagers but the office had closed. I saw one of the senior maintenance personnel and asked him to call the deputy on duty. He said he would. I asked him half an hour later whether he did and he said yes. But shortly afterward I discovered that he lied to me and did not do anything about it. For a long time I thought this guy was cool but I was very disappointed when I discovered that he lied and ignored my request. On my way to my new destination, I thanked God I was leaving ghetto, stagnant, and redneck Memphis.

So, the bottom line is I would recommend the Reserve. It is a nice property. For guys, the good looking single women live mainly in the row of apartment building up on the hill facing the large pond and the Volley Ball court, right where there is a road that curves at 90 degrees. You will notice also several RVs and boats parked behind that building.

Remember, read the fine print in the Lease Contract.

You've got issues. The Reserve doesn't sound like the problem. You're just a young punk with your mind in your shorts and too angry against other races. This is America dude, get use to it.
