I lived there for three years. During this time the upstairs neighbors water pipe broke, flooding my living room, staining it permanently and ruining my furniture.

It took them weeks to fix the problem. After I moved away I was sued by the corporation that owns the building. They claimed a pet did the damage, everywhere all over the place. Their star witness was the contractor they pay to work on the carpets. The judge had no problem with this. You can imagine how the verdict went.

From the outside Woodchase, as with most Sunshine properties appears nice, as do the ammeneties, but I have never dealt with a ruder, more arrogant group of people then the persons at the main office and at Woodchase itself.

I have talked to many people who lived there, and the same thing always happens. If you do decide to live there, expect that you will be shaken down by them for money when you leave. You will pay this money: do not expect justice from a Memphis judge on who allows testimony from contractors whose next meal depends on whether the plaintiff is happy with him and who says up front she values said testimony over yours because she's seen the guy in court a lot.

Expect to not have your issues resolved in a timely manner. Expect to have your home broken into, strangely enough on the day you move in, while you are being watched by the surely groundskpeeing staff. Expect the alarm system to not function. Don't expect anyone to try and fix it. Do not expect anything from Woodchase but a roof over your head.

Or just don't move there. I recommend the latter. Woodchase is a suburban slum.

P.S. I've never seen a place with an ant problem like Woodchase. It was a constant battle with insecticides trying to keep thousands of ants out of the apartment.

I've heard about them suing for BS reasons a lot. This makes me so MAD!! I'm not even a tenant there, but it makes me so hot that the place is constantly suing people. It's a shame you didn't have video of the water pouring into your apartment.
