I came home from work at 4:30 pm today, on a Friday evening to a broken air conditioner and a 100 degree apartment. I called maintenance and was told since it was after 4:00 pm I would have to pay $84.00/hour for someone to fix my air conditioner or wait until the next day. Well folks, it was 90 degrees outside when I got home from work. Needless to say, I will be paying them $84.00 because I had them fix it.
The same air conditioner broke last year in either July or August, on you guessed it, a Friday. But last year I refused to pay their after hour charge so I suffered until that following Monday morning. Do you know that I came home that Monday evening and it was still broken, I called them and they wanted me still to pay an after hour charge for that. I pitched such a fit that I was able to beat the charge that time.
In March 2004, my garbage disposal broke. They charged me $35.00 repair fee to fix it. I didn't pay the $35.00 and they began eviction proceedings against me for the $35.00 and current month's rent. PlEASE NOTE: I paid my $580.00 rent each month but I didn't pay the $35.00 repair fee. I had to pay the court fees to stop the eviction because I really liked living in Cordova, didn't have anywhere else to move at that time, and couldn't afford to pay any more rent at some of the other apartments in the area.
Please note if you sign a lease at Woodchase, all of the charges I mentioned above are clearly listed in a packet you will receive when you move in. You don't just sign a lease, you sign an agreement to pay a per hour labor rate to fix your air conditioner if you discover it is broken after their office hours, if your toilet is stopped up, if your dishwasher breaks, if your garbage disposal breaks, if any of your sinks are stopped up, you will pay them for repairs. If you don't they will try to evict you.
Please BELIEVE EVERYTHING that you read in the other reviews about this complex. Yes there are mice, I have had them almost every year I have been here. Yes, there are ants and spiders. Sure they spray, but it doesn't help.
Yes, the walls are VERY THIN. I had good neighbors for the first 5 1/2 years of living here. The last six months have been a nightmare. My current neighbors slam doors and cabinets at all hours, I can hear them laughing, they beat on my bedroom wall. I have complained to management with no response. I sleep with ear plugs on and my tv turned on or else I wouldn't get any sleep at all. I recently started taking college courses and I am close to a nervous breakdown from the stress of living here at this point.
When I moved in 2001 I had a dog for which I was paying $20.00 per month for pet rent. I have not had my dog since April 2004 and do you know that I am still paying pet rent. The only way I could get out of it was if I signed a new one year lease with them, which I would not do.
Needless, to say, I have finally given up and hope to be moving real soon. I have written to share my experiences in the hope that someone may learn from this and be spared the stress and anxiety of going through what I am going through now.
If you ask why I have been taking this garbage from them for so many years, is I am part of the "working poor" class in this country that works hard but just doesn't have a lot of money to pay the high rent the "nice" places charge. But at this stage of the game, I will have to tighten my belt even more to wake up from this nightmare.
Again, please understand that if you sign a lease with Woodchase and your air conditioner breaks after hours, or anything regarding plumbling ie: garbage disposal, toilets, or sinks are stopped up you will be paying for repairs. Hope this will help someone.

If this guy hates it so badly...why doesn't he move?!! Sounds like he hasn't liked it for 6 years now, however, doesn't get out. Sounds to me like he is just a bitter person.

First of all, I have moved out since this initial post. Secondly, I posted on this site to warn other potential tenants which I have a right to do. Thirdly, this is probably a Woodchase employee who wrote this smart comment about bitterness to try to deflect the fact that they are crooks who mistreat people. If I were the only person writing bad reviews on this site, then maybe we would consider me a bitter person. But, just today, 7/31/07, Woodchase has received yet another poor rating to go along with its 31% poor rating. It is easy to make smart remarks anonymously. So convenient.

Rushfan you are right it probably was an employee that made that comment. To many negative comments on this site for them all to be wrong. Why did they post anonymously.
