EVERYONE GETS SCREWED. YOU WILL BE NO EXCEPTION!!

This apartment complex, along with a few others in the Memphis area, is run by a management group called The Sunshine Corporation. Do not let the name fool you. Their disposition is pepetually anything but sunny. I lived in two of their complexes. In the first complex (Edgewater), the month my lease was up and I submitted written notice, my rent payment was convienently not recieved on time by mail. I was subsequently sued for $1600. Not only that, but they claimed a bunch of damages that never existed and charged me for cleaning the apartment. The day I left I contracted a maid service to clean and everything. They sued for another $1200 for this.
A few years later, thinking maybe, just maybe, there was a fluke mistake with the last apartment, I sign a lease at Woodchase. Guess what happens... exact same story. Exactly the same. Convieniently lost rent payment (which I even dropped off personally to the drop off box and false claims regarding the apartment. Do you really think I would make the same mistake twice. I took picture this time. Didnt matter because lawyers argued and they were inadmissable.

By the way, there were about 50 other people in the courtroom each time I went, all there for the same thing. I was talking with the bailiff after and he says it's the same thing every week.

THAT MANY PEOPLE HAVE BEEN SCREWED ALREADY. YOU WILL BE TOO. DO NOT THINK YOU ARE THE EXCEPTION. NO ONE IVE SPOKEN TO HAS A SINGLE GOOD THING TO SAY ABOUT THIS MANAGEMENT COMPANY.

We ended up settling out of court and setting up payments b/c we knew better than to fight it...we were told that there was no way we would win and that we would only look like idiots!!! Im paying off 1200 of pet damage to the carpet (we never had a pet)!!!! Oh and dont forget to take down your curtain rods....they charge you $20 to take them down!!! Sunshine is a rip off and anyone who rents from them is crazy!! Id love to stand outside the leasing office one day with a group and deter people from renting from them!!!!

Same here. I just vacated on 5/24/08. I just got a note stating that I owe a little over a $1000 for simple things like the refrigerator top and the dryer filter being dirty. I moved from a 1 bedroom to a 2 bedroom in 04. After leaving the one bedroom, I was charged right @ $900 for a bleach stain in the carpet that was about a 1/2 inch long. To makes matters worse, they send out these letters saying to call the apartment manager to discuss the charges, but she rejects meeting with you (Laura Kisner). Yes, I am naming names because I am pissed. Amber 2007_85 let me know when you get your demonstration together to deter people from renting.
