I lived at 2 sunshine properties Edgewater for 4 years and Woodchase for 3 years. I moved from edgewater because the occupants were getting shady and the tenants looked like they would mug you in a heartbeat. needless to say I did not feel as safe. Woodchase was great and I am considering living there when I get out of school while saving for a house. I take really good care of my apartment. I was late on one rent payment and they sent a letter and charged me a late fee of $60. I was never threatened to be sued. Then when I moved out edgewater considered nail holes wear and tear(property mgmt discretion) and woodchase did not. Woodchase sent me a letter that I had 7 days to fix the nail holes or they will fix it and charge me $50. I opted to fix it. The mgmt came back in and ok'd it and I was done. i was never charged for any clean up. My pet actually had an accident a couple of times on the carpet and I had a friend professionally piece the carpet for $100. It was well worth not havignthe apartment charge me. It would have cost me the wholw carpet for one little area. Overall the rumor is that they are picky when you move out but in my experience it's their investment and of course they will be picky. So clean the apartment good, [ay your rent on time, and don't be a pain in the rear to neighbors. Take care of the property like you own it. I will move back in just not on the Germantown pkwy side. too noisy at times to have the window's open.
