I've been in these apartments for about a year. I have both good and bad experiences. I'll start with the good *which isn't much*.

My neighbors have all been really nice and quiet. I've never had any problems with a loud neighbor or anything.

Now, for the bad. When I first moved here, everything was great! Until I started having a mouse problem. They were coming from under my sink and chewing a huge hole under the sink. So, I called the office and the guys came out to fix it but all they did was patch the hole. Now, anyone in their right mind would know that mice would chew through that too. They didn't call any kind of exterminator or anything. I've had to call many many times with little to no results. But, to add to the apartment population, I've had spiders, ants, roaches..you name it, I have/had it. Which is another problem because the exterminator that they use only comes out on Fridays and has to spray with no animals in your apartment. I don't know about you but I can't just up and take my dog to work with me.

They have stickers that you have to put on your car so they know you live here but they don't enforce it. Doesn't really make you feel safe.

Also, they have a really big problem with their residents taking out their dogs and not cleaning up after them. I have a little dog that gets sick at least once a month because of it. If one dog is sick, then, the whole complex who has dogs are sick as well. Not to mention vet bills! Just a cycle of events that never ends. And, no matter how much they say they are going to start fineing you if they see you...they don't.

Um, what else...

Oh yes, the manager of the complex is only interested in your money. I sent my rent in through mail once * don't ever do it* and called her to ask the exact address so it would get there on time because I would be out of town. Then, she called me 2 days later asking me if i had planned to pay my rent....I told her I had sent it and she said she was going to charge me 10 percent of my rent on top of what I already owed. I ended up getting the envelope with my rent check back in the mail, took it by the office...she admitted she gave me the wrong address "oh, I guess it should of been North Royal Oaks instead of just Royal Oaks" and didn't give me my money back.

My suggestion to anyone looking, don't live here. It's too expensive for what you get. I'm moving out soon and I am SOOO ready!

Yes!! Spiders, ants, roaches, silverfish...some new species of insects that are probably indigenous to Franklin Oaks...
