I just moved out and got a bill for an excessive cleaning bill and unusual fees. I am in the process of requesting an itemized bill for these charges. Additionally there was money I paid at move out that is not reflected in this bill. After I request the itemization, whether I get it or not, I posting a complaint with the Better Business Bureau. Aimco has already had complaints from other properties. If you want the truth about Aimco go to www.aimcoclassaction.org. You will see this must be a problem not just with the management of Franklin Oaks but with Aimco as well. It involved several dozen complexes to the tune of $750,000. I don't plan to stop until I get this matter resolved. To top it all off, in the year I lived there, I was chased into my apartment, the man tried bust down my door, had to call the police. My apartment was robbed, my car was broken into three times. The first time it was my sound system stolen, the second time they were going for the car itself. They ripped out the ignition to hot wire, called the police. They said I was 5 minutes away from not having a car. They came back two weeks later to try again. Got away. If you choose to live there, get a lawyer on a retainer, have them read your lease and follow your every move.

I am dealing with the same exact thing. Out of my $170 deposit, I received a $7 check. Even though I cleaned every inch of my apt before I left, I still incurred ridiculous charges for cleaning.

We had the exact same problem. We cleaned our place top to bottom, even bought new drip pans for the stove. We had to pay an outragous payment for breaking our lease, which we paid. We paid all of our utilities before we moved, yet we received a letter from FO a month after we moved that stated we owed yet another $25. I called to see what it was for and they told me that it was for misc fees our deposit didnt cover and for unpaid utilities. I asked for an itemization but they said they couldnt provide it. Rent here at your own risk!!!
