We have lived here for 4 years. We are on I think our 4th set of management, the latest along with completely new owner. River Oaks is now "sisters" with the Alara apartments in Coolsprings, and soon will be called Alara River Oaks. (Same owners)

I feel safe enough to leave my door unlocked when I'm at the pool or running down to the store. We have I believe 3 policemen living here, 1 of which is also security. Their cars are quite visible when you come in, and all law enforcement living here are nice and willing to help if needed.

In the beginning, there were hardly any children, but now there are quite a few teenagers. For the most part, they do pretty well.

The grounds have been fixed back up (for those who know that for awhile (during the sale) they were not kept up).

We have never paid for water, but were told in the next 6 months we will have to. I guess we figured that would happen eventually anyhow.

The interior of the apartments are great- we've had no major issues in either apartment we've lived in here. When there is a problem, 95% of the time they are on your doorstep within a reasonable amount of time, depending on the nature of the problem. Complaints about other tenants are handled professionally as well.

In response to the lease renewal issue that was mentioned, I'll tell you this: If you are reading this and still live there and plan on renewing soon, DO IT. Get yourself grandfathered in to the new pet rent ($10/month) thing, because they won't tell you you can be grandfathered in unless you say you know people have been. We have been, but only after she said there was no way around it and I called her out on the grandfathering thing.

Also, when you renew remember to ask for new paint/carpet cleaning, etc. I think you get one or the other, but considering you can rent a steam cleaner pretty cheap, have them come in and repaint! :)

All in all, there have been some bumps and changes here and there, but I have no plans to leave until I get ready to buy a house. Remember, it may be expensive, but you get what you pay for...
