Don't Rent Here, Not Worth The Hassle, Not A Value for the $

These apartments are touted as some of the best in the Memphis area and are some of the more expensive ones. However, I find them overrated and overpriced and not comparable to similar apartments in larger cities. I am glad I did not sign a longer lease. I do not forsee renewing either. Pluses: 2 Bedroom has good closet space and big kitchen. Good storage in garages. 24 hour gym is a nice feature. Can check out videos/dvds from office. Grounds are kept nicely.Fairly small community. Office staff is generally nice but seems ineffective in dealing with maintenance. MINUSES: Poor building construction. Walls are paper thin and you can hear everything even the most minor of noise like the neighbors closing drawers in the bathroom , tvs music, dogs, pipes creaking loudly and general movement of your neighbors(other reviews have commented on this as well). Also, insulation seems poor because heating system runs and runs but never really warms up. Appliances ( W/D, dishwasher, fridge) and AC/Heating system are noisy and require you to turn up tv if watching during operation. Garbage disposal outrageously loud when running. The oven is very basic, has no timer, not self cleaning, no light inside. Hot water heater is about half the size of heaters in normal apts. Thus you run out of hot water very early in the shower which makes it difficult when there is more than one resident. Also water pressure could be higher. Shower/Bathtubs are the basic plastic variety ( no sunken bathtub here). Toilets seem smaller than others and have that flimsy plastic lid. Washer is very basic, shakes badly on the spin cycle, doesnt really have a warm cycle- warm is only slightly warmer than cold-has no receptacles for bleach or fabric softner. In general it seems as if corners were cut and they just got basic run of the mill appliances.
From my perspective, nice surroudings and social events are okay but it is the amenities of the apartment that mean the most and they just arent here, especially for the rent charged. The mgt company seemed to have put all the effort into the design of these places and not the apartment fixtures and construction and the garages almost seem like an afterthought(they should be separate, not shared to afford more privacy and security.Also would have been nice to attach them to apartments so you would not have to enter from outside).
I agree with a previous poster that maintenance is poor. According to apartment standards, a request should generally be resolved within 48 hours. That RARELY happens. I am still waiting for a minor request to be taken care because supposedly maintenace had to order a part. That has been over 3 months now. They apparently only have one full time maintenace person and he is slow to respond. Additonally, their supplies seem to be understocked. Everytime I have had a maintenace request, they have had to order some part. They dont seem adequately prepared to handle requests even though this property is fairly small (about 200 units).
This is definitely NOT a luxury apartment.
It could be so much better. If you are going to pay a lot, you want to think you are getting a lot for your $ and IMO this is a rip off. They seem to bank on you being enamored with the Germantown location, the pool, the gym and the grounds whicn I am not. IMO, they get away with it because there is little competition from other apartments in Germantown.
If you are not tied to Germantown, consider renting in other areas of Memphis which offer similar apartments for cheaper. You might be discouraged from considering this review since all the others have reccommended this apartment even while pointing out many of the same things I have. I just expected more from the apartment based on what I have had in past apartments both in Memphis and in other places. For what we pay, this has been a huge disappointment and I look forward to the end of the lease. Think twice before moving here.
I will also point out that the same management company owns 2 other Germantown apt complexes. Brook Chase and Chardonnay, which have also received poor ratings on this site from other residents.
UPDATE: Agree with previous poster. You have to repeatedely contact office to get maintenance requests completed. This is the worst problem I have had in any apt in all the 6 states I have been in. You would like to think the more you pay, the better service you get. Not so here. Price is not commisserate with good service.
When you talk to maintenance they say they never got the request and the office staff frequently forgets to enter them in the computer. When you talk to office staff, they blame maintenance. Either way what should only take a day or two to get serviced ends up taking 3-5, if not longer. They are not maintianing the gym. We've been waiting over 3 months for parts on machines when there is a store that sells the same less than a mile from the property.
nother Apartment complex is being built on Germantown Rd, here in G'town. I don't know who owns it but I hope it will cause stiff competition for the management. Until then, I would STRONLY advise not renting in Germantown.
NOTE: The previous renters who gave these apartments a good review lived here before 2002. Perhpas back then, things were better and it was a better maintained property. But we moved at the beginning of 2004 and continue to be dissatisfied with the construction and lack of maintenance service here.
2nd update: This apt forced us to start looking at houses and low and behold we found out that the mortgages were the same or cheaper than the apt rent w/o the garage which is extra. If you have decent credit, and even if you don't have fantastic credit, there are alot of loan options out there. You don't have to put up with the above stated coditions and and pay over 1000.00/month for what is essentially a 3-4 room tuna can. If you don't want to get a house now, go somewhere cheaper, don't rent here. This is not a good value for your money.
The clientele of this apartment has declined since we moved here. We now have neighbors who jack their cars up and change their antifreeze, play their car stereos loud in the parking lot, and leave pizza boxes and coke cans on the lawn.
