We are coming to the end of our one year lease. We have children whom we DO NOT allow to roam the neighborhood. When we moved in last July, we were promised BBQ grills and picnic tables were on their way, as was a nice, new playground. "The playground's been approved," we were told, "and the grills and picnic tables are purchased, we just need to install them. Should be up in a couple of months."
We like to grill out and we wanted a reasonable place for our children to play, out of the streets. The grounds looked nice at first glance, and the model apartment was very nice. We wanted to move closer to my job and this place, with the gates and everything else we were told, seemed a good choice for our family.
The first thing we noticed when moving in was that there isn't a square wall or floor in the place. All of our shelf units and wall-based furniture either leans into the wall or away from it. Last summer was very dry and many of the shrubs and trees suffered during the drought. None of the shrubs or trees that were lost have been replaced. This year has not been as dry and the reports of grass nearly to your knees are, sadly, true. The grass is mowed infrequently, the flower beds are overrun with weeds due to neglect. They haven't mulched since we moved in. Paint is flaking off the exterior decks and rails. The BBQ grills and picnic tables that were promised did not get installed until late May of this year (10 months later, if you're counting). There is no playground (1 year later) and no sign that it will EVER be installed. There are bare spots throughout the lawn area where NO effort has been made to re-seed or otherwise clean it up. Parking has been an intermittent problem, depending upon occupancy.
The gates. We should have known when we were able to drive through on a Saturday evening without a pass that it would be an issue. The gates have not worked since November. They should take them down if they aren't going to fix them.
The story about staff smoking and drinking in the pool is true. I witnessed it. I won't name names, as there were more than one of the staff involved in that incident. To be fair, it is the only time I've seen that sort of behavior from the staff. I can also confirm the stories of the overflowing compactor.
This is the least energy efficient apartment I've ever lived in. I'm in a one-level 3 bedroom model on the ground floor. My electric is always near 150 dollars, regardless of season.
The standards for residency do seem to be going in the wrong direction. I never imagined that for nearly $1000/month I would have problems with foul-mouthed upstairs neighbors flicking their cigarette butts down from their balcony and hitting my children's windows. Overall, I feel that for the amount we pay in rent we should have a far nicer set of living accomodations. If we stay, it will be for the short-term only. We love the location and Hermitage in general, we're just sorely disappointed at what SHOULD be a very nice place to live.
Word on the street is that the current owners won't let management spend any money on anything and that the maintenance staff have to pay for the things they need out of their own pockets! It is also rumoured that the place is for sale, so who knows which direction it will go after the sale. New ownership may let management right those things that are considered unacceptable. On the other hand, the management company may be the issue. Only time will tell, and we're running out of time.
Anybody else have trouble with moths here'

Sadly this is posting is true to the tee. The reason for the tables and grills is they already had a spot picked out by the maintence supervisor before he was forced out by the other manager, the grass is like that because the management company doesn't pay the bills. The budget for this property is a joke from not paying the bills, and the gates a few winters ago was hit by a bus (hasn't worked right since). The maintenance staff won't pay for nothing out of pocket afraid of not getting their money back. Plain and simple this communities on the highway to $^^$.
