I've lived here for 2 years now. What started out to be a great neighborhood and a competent staff has eroded into a horrible living experience.

We have changed managers 4 times in the past 15 months. The office staff is down to at best 2 people running things at any given time since they can t retain employees. They are down to 2 maintenance men who are completely overwhelmed with their workload and have no hope of ever catching up. It took them a month and a half just to replace our dishwasher.

On a positive note, I finally managed to convince one of the managers to put in new carpet to replace the very dirty, stained carpet we had on move in, so that was a plus but minor in the face of so many other problems.

Insulation is very poor against temp. and noise. Roaches are taking over the balcony and the water bill is ridiculous. Since all the water meters are broken for individual apartments, they take the water bill for the entire complex and assign amounts to tenants based on your square footage and the number of people you have living in the apartment. For a 3 BD apartment with 2 residents, our bill averages over $50 per month. Add to that water main leaks that the whole apartment complex has to pay for and you have $70 water bills that had to be paid in the past. Sure, the water company provides credit to Spinnaker Cove, but we ve never observed the bill dropping below $40. The power bill is just as outrageous hovering month after month around $150 to $170 per month. The only relief is during the spring and fall months where we can just shut down the A/C or heater and just keep all the windows open for several days at a time.

Speaking of notices, the staff have been posting notices for unpaid water bills on apartments that have been empty for 6 months and send eviction notices to tenants that have paid because they have no one competent or capable of keeping up their books. When I got this gem of a note, I confronted the manager myself about this and was told that was their only recourse to getting people to come in and help them correct their accounting. Not a phone call, not a note on the door asking to come in. I got an eviction notice for unpaid rent which was in fact paid.

The quality of the tenants has been steadily going down with more groups of people loitering in the parking lot.

I will say they finally made good on a yearlong promise to revamp the gym. It is very nice, albeit took them 1.5 months to replace the A/C when it went out in the middle of the summer rendering the gym useless. Even if you braved the 110 degree temps, inside, the equipment would overheat and just shutdown.

We finally got pool access halfway through the summer. Apparently the health department shut it down for more than $10,000 of repairs that were state required for it *not* to be a health hazard. That was straight from the manager's mouth, or at least the manager that was there during that 3 month stint.

Another significant issue I've had since living here was my truck was broken into and vandalized while parked in front of my apartment building. For the sake of a cheap CD player, they took a crowbar to my dashboard and caused over $1000 of damage to pop the stereo. The reporting officer mentioned I was one of 3 vehicles that had been broken into that weekend in the area.

Final verdict: don t waste your time here. They are so disorganized they have no idea what apartments are vacant, who s living there and paying or not paying their bills and are taking any and everyone that wants to move in. My wife and I are planning on moving out very soon.

You couldnt be more right! I thought I was the only person that noticed these problems, it is like a mix or the trailer meets the ghetto. The walls are thin I can hear my neighbors arguing all the time. Im pretty sure in no time we will have another manager because the current one is CLUELESS!!!

No you guys are definitely NOT the only people noticing these problems. I recently went to the office to let them know that I would NOT be renewing my lease at the end of my term. NOT only did the extremely rude woman in the office NOT know how much I was paying every month, she didn't know when my lease was up. AND MY LEASE WAS RT IN FRONT OF HER! And then she made the mistake of asking me why I would not be renewing???? Where shall I start? The landfill where I am supposed to dump my trash? The roaches large enough for me to ride to work and save 4 bucks a gallon on gas? The ever increasing water bill that does not reflect MY usage which has not changed since I moved in yet my bill has increased over ten bucks a month? The two weeks it takes for them to cash my rent check though they send a notice out reminding us all to have it in by the 5th or face late penalties? Or how about the oh so important notice we got about people walking their dogs and letting them piss in areas other than the grassy areas? YEAH THAT'S THE ONLY ISSUE AT THIS COMPLEX. This place is an embarassment and I will most definitely NOT recommend it to anyone.

Gee, I am glad to know that I am not alone. I have noticed a change in the quality of neighbors in the complex. My kids used to be able to play outside alot more than now. Especially since I heard from a police officer that there had been an attempted rape in the complex. I no longer have the same neighbors, everybody seems to be leaving. Im next!
