I didn't have much time to apartment shop before picking a place - the Arbours SEEMED nicer and to have larger floorplans than some of the others I looked at. However, after living there for 7 months, I am not happy with the choice I made.

The kitchen in my unit is tiny - more like a hallway than a kitchen. NO cabinet space.

The walls of every room and closet and hallway of the unit have textured spackling like a ceiling typically does, and after having been there for some time now, I can see that the walls and ceiling were painted without much, if any, type of repair or cleaning - I can see hairs and debris in the paint.

The bathroom had new caulking when I moved in, but after 7 months of showering, the brand new caulk has started to pull loose and I can see black molded caulking underneath.

I found fleas in my apartment the month after we moved in (we had no pets).

We had items taken from our front porch by neighboorhood children in broad daylight, and had to go track the items down ourselves. The office was of little help, and basically did nothing once the mother of the child who stole our property stated she was with her child that entire day.

We've also had problems with older kids (teenagers) picking on and intimidating my 9 and 11 year old children. I reported it to the leasing office, and was told they could not do anything about bullies unless I knew the apartment # of the kids.

Sure there are two pools on the property, but I have yet to see them cleaned, and there is always debris floating in them - hair, bugs, leaves, pieces of trash. The leasing office claims both pools are cleaned each morning though - riiiight.

I saw other reviews mention electric bills - almost every light in my unit was burning when I took posession of the apartment (I'd paid rent for almost two weeks prior to actually being able to pick up my key and move in) and my first bill was over $150. My second bill was over $200, so I placed a call to Nashville Electric. They recommended I check with my leasing office first, about heat pumps and water heaters. The office, of course, sent someone to check and reported they found no problems, but the next bill was magically less than $70 (with no significant change in weather/temperatures).

As the weather has warmed up, I have made an alarming discover in regards to pest problems at The Arbours. Initially, beyond the fleas I found in the bedroom carpet, I didn't see any bugs. As temperatures rose, I began to see large (1 - 2 inches in legth) brown and black roach-like insects outside near the trash dumpster. In May, there were so many all over the dumpster structure after dark I was afraid to get near it to throw bags of trash away. Now that it's July, you can stand outside the apartment buildings at night and watch these bugs scurry up the sidewalk, in and out of the mulch surrounding the shrubbery, up the sides of the buildings and even going into the pool! Personally I've only come across two of these insects alive inside my apartment, but I have on a few occasions found pieces of these types of bugs in my house (we acquired a cat a couple months ago who apparently tears the suckers apart - good boy!).

And my biggest grievance - upon deciding to break the 15 month lease I was intimidated into signing instead of a 6 or 12 month term (the leasing agent told me if I didn't sign the longer lease my rent would be raised to "market rate" once the lease expired) I was informed that I not only have to pay the Relet Fee of one month's rent, but I'm also obligated to pay back the $70 a month deal they gave me on the rent rate - so hundreds of dollars I'm responsible for paying back. Upon examination of my lease I did find the clause stating I'd have to repay the amount in question (called a concession fee), but this payback was definitely not communicated to me while I was signing my lease.

All in all, I am not at all happy with the solicitous attitude of the leasing agents prior to me signing the lease, and the uncooperative rip-off scam it became after I moved in.

WOW I am shocked.. well.. half and half.. the bugs EEWW thank goodness i dont have those.. i have gnats like mad crazy that are in the drain.. the power bill... i honestly can say i never had that problem all my bills have been under 100.00 every month since i've been here. the lack of counter space and closet like kitchen i totally agree with. I love to cook but not in there i dont. thank you lean cuisine.. theft.. i've had none i dont leave anything out for anyone to steal. bullies are thier..unfortunatlly they are everywhere. i have children too and i have had to deal with these issues on my own. these kids will take advantage of your kids if you are not careful. i have been at the pool with my kids and some lady we dont even know ask my child if she could use his cell phone. thats pretty bold if you ask me. the crumy repair jobs done are that bad... i know i have the same things in my own apartment. i am scared sometimes in thew shower.. i can hear the floor boards creek and i shower as fast as i can. it's bad when my cat can make the floor boards creek as well.. animals shouldnt be able to do that... i think of it this way.. the place is somewhere to get your mail and put your head at night for the length of the lease after that it's time to move on.. breaking the lease will leave a bad taste in everyones mouth and might leave a bad mark on your credit report.. think of those things before it's done. if you've already done it check your report after 90 days to see what was done.
