I stayed here with three other college roommates for about 5 months and didn't have any major problems.

I would assume as of this writing the staff could be similar.

When a tornado hit Union University 02/05/08 I needed a place to stay and the management (Patricia and Tiffany I believe were the names) were very understanding and helpful.
That said, I would recommend The Oaks, but I also understand that we were a unique case.

The maintenance man is a kind, hardworking fellow; we had a part on our toilet break that he fixed promptly, and he also did some occasional electrical checks complex wide.

The biggest problem we had was a second-story gutter clog which was simply because a large tree with small seeds and leaves hung right over the gutter and the rain during that period was unusually fierce.

Thus there was a pretty decent window leak.

The maintenance man cleaned it twice, rather swiftly, within two days or so each time.

I notified management about three times, not wanting to be penalized for the wall under the leaking window water stained.

I made a point to exit the place as cleanly as possible and was not penalized but instead received my deposit back.
The further south you go in Jackson the more 'dangerous' it gets but the term dangerous is somewhat relative, perhaps laughable depending on how big of cities you've lived in.

It's near a hospital so you will hear ambulances but should get used to it.

Every now and then you'd see some shady types but frankly I think they were residents as well and this is the world we live in - try to be polite and you might be surprised and if you don't get that in return it would have happened anyway.
I write with such length as I am looking for new apartments in Nashville and am appalled by the inconsistency of reviews.

Many people who have a negative or negatively perceived experience write it down but few articulate their gratitude.

Also, there are many reviews that are planted either by the respective management staff or elaborate stories by competitors.

I hope that by such thoroughness you will see that I am as objective a source as a subjective person can be.

Weigh the options and then give The Oaks a hard look.
