This is a good in-between place, and pretty good if you're a college student.

The bad: our parking is a total joke. Our neighbors are obnoxious and do not tell their guests to park in guest parking. We do not have assigned spots, and people who live in completely different buildings incessantly park in front of our front door (we live in a townhouse that is street-level). I blame the fact that guest parking is not clearly marked, and we do not have assigned spots. Having a car towed is like pulling teeth. Management shows general concern, but are slow to act when a car hasn't moved from a spot (usually in front of MY door) in a few weeks or someone has a party and ALL of their guests take up the spots in front of our building.

Other complaints that I have are that the lawn "care" company that the place employs is obviously ripping them off. They mow the dirt and do not lay more grass seed. They don't care when they pick up our door mats and will leave the shredded pieces in the front yard. The "pest control" comes once a month and sprays the kitchen floor...then leaves. I see bugs in here all the time, as well as spiders. The "half-bath" is a false assumption. I call it the "quarter-bath." You can go in there to do your business, but you will probably hit your knees on the sink in front of you.

The only other bad thing I could think of is the fact that we were told that we could not have a pet because we had new flooring in the kitchen. I thought that's what the $300 pet deposit was supposed to cover - damage to floors. That seems a little questionable to me, even though now we've got the situation reconciled.

The good: even though things break on a regular basis, maintenance is quick to come and fix it. I have had all of my appliances replaced, as well as some other fixtures in the apartment. They really don't "patch" things...they do fix them. The neighborhood is fairly quiet, save for the occasional siren on the adjacent highway. It's located well, within a few miles of everything. The management is genuinely helpful with problems, and at least acts interested when there is a question or concern. Rent is a little high for what we have, but it's certainly not as expensive as other, less livable options in the area. I'd recommend it to someone who was planning to buy a house/in the process of buying, or to a college student. You definitely don't want to stay here for years.

I've never had any trouble parking. I didn't know we even had "guest" spots. As far as I know, there is no rule against people parking in front of your townhouse. No one "owns" any of the parking spaces. I have lived in AWFUL places in Knoxville where your car will be towed if you are in your parking space on a game day. Don't be a baby. You could probably use the extra exercise walking to and from your car anyway. This complex is full of fatties.
