My wife has already commented on another person's rating but I'll use her comments here and add some more.
Neighbors:
Sure, you're going to find bad neighbors anywhere but at least at other places the staff will do something about it. I have called the courtesy officer on at least 9 different nights to complain about my upstairs neighbors. Nothing has ever been done about them even though I have talked to management several times about them. Also, the courtesy officer doesn't even show up most of the nights we call either. At least one of my calls was never recorded by the person answering the phone so they don't have a record of me calling in. I have also called the real cops once. They own at least two guitars and one amp (that's what we've seen so far) and they only like to play between 2AM - 4AM. The kids are also on different schedules it sounds like so one is ALWAYS up all through the night. We get awoken quite often and it makes me madder than anything. If I'm paying $735 a month to stay here I should at least get a decent night's sleep. I can hear their every movement, toilet flush, conversation, etc. It sounds like they are constantly bowling, dragging around furniture, slamming cabinets, hammering, etc. when they are home. They throw beer cans, trash, cigarette butts, bottle tops, etc. into the grass and bushes around my unit and drop all sorts of stuff down through the cracks onto my porch. Needless to say, we don't use our porch at all because of this. They leave their trash outside on their front door step most of the days of the week. I have pictures of it leaking down onto my door mat and in front of our door. I really love smelling garbage every day when I leave the house. There were stains from the garbage for over a month until my wife couldn't stand it any more and cleaned it herself (fox lake won't clean it apparently). I complained to management about this as well and nothing was ever done (according to the lease they are supposed to be fined). The people next to us and above us smoke. The walls and ceiling are so thin that we can smell it and know when they are smoking indoors. In summary, if your neighbors are horrible nothing will be done about it.
Parking: There aren't enough spaces. People just make up parking spots and like to park in the road. People here have no respect for other people's cars and both of my cars have been hit several times by people opening up their doors all of the way and hitting them (sad that we actually opened up the blinds in one of our rooms last week and WITNESSED one of our neighbors swinging open their doors all the way hitting one of our vehicles. My brand new car already has a dent in it and paint marks after only owning it for a couple of months. There aren't enough guest parking spots either. We've only had a few people over so it hasn't affected us, but from what we've seen they stay pretty full. Most of the time it is the same cars that park there. I've seen two cars with slashed tires since I've lived here. On a few occasions I've seen teenagers throwing footballs or kicking soccer balls in the parking lot. They don't seem to care when they throw a football directly into someone's car door.
Bugs: They only spray once every few months and ONLY for roaches. We thought they sprayed for everything but the bug man told us differently when he sprayed while we were at home. If you have a problem with any other bugs it looks like you have to lodge a formal complaint with management to have something done about it. I've had to call them several times about our large spider problem (30 brown and black ones the size of a quarter and others) and about our house centipede problem (mostly in the fall and spring). We also get silverfish, earwigs (we call them pincher bugs), ants, others. Most of our spiders like to come in through the part of our fireplace where the chain hangs so our fireplace now is covered in poison and we spray it often. Good thing we don't ever want to use it. We have never seen a roach in our apartment (thank God!) but the bug guy told us that we were REALLY lucky and that other buildings have really bad problems with them. He said that they will probably have to fumigate at least one of them.
Amenities:
We have one tennis court. It has some horizontal cracks all the way through and also has two huge cracks that run the full length of the court. It looks like someone drove over the court and ripped it up. Also the edge of the court is falling in as well and if your ball goes to the far end then it will fall through the edge and roll out and you'll have to leave the court to go get it. The fountain near the court smells really bad and you can smell it from the court. The worst is when the wind is blowing hard and you can feel the stinky fountain spray on your skin. There is also dog poop in all of the grass around the court.
The "putting green" looks like the lamest thing ever.
We have two pools and one hot tub. I can't comment on the one near the office (besides that it is always crowded) but the other one is really small. There is more concrete around it than there is pool. I've laid out there before and we were constantly getting splashed since the whole area is rather small. Not the best but it is a pool I guess.
There is a small path that runs behind the pond for you to jog on. I used to jog down it for a good while but I would get tired of jogging to one end and having to turn around and jog back. I wish it went all around the pond in one loop. Also, people walk their dogs on it and it gets poop on it.
The "work out area" is pretty bad. It was really trashy and smelled bad. Haha, the treadmill was actually telling us that it needed to be cleaned. There is one treadmill, an elliptical machine, a bike, a multipurpose machine, and one other machine I think. You have to get the key from the front office if you want to use it. Which if you have a job is impossible since the office only stays open till about six and doesn t open till eight in the mornings.
Staff:
The ladies in the front office are REALLY nice ladies. I like them a lot, but I get mad that I can never get anything done about most of my problems.
The bug sprayers only spray for roaches unless you call in a complaint.
We've been home twice while they were "changing the air filter." This past time they brought three guys to do it. Last time they brought FIVE guys to change our filter. I wasn't home but my wife had to keep telling them to stay off of the carpet since they had muddy boots and they kept wanting to go into our bedroom to check for something (do some units have two air filters' We just have one in the kitchen).
Maintenance and anyone else working here come into your house at any time without notice. This really makes you and your possessions feel safe, right'
The actual apartment:
-Our carpet has pink stains all over it from shoddy carpet cleaning work.
-The electrical system is really bad. We can't plug in an iron or hair dryer at the same time or it trips the breakers. I've also plugged in other things and it trips them. Now we only use electrical items in certain places around the house so our power doesn't turn off.
-They sometimes pressure wash the front door and around it (but not often) and the water gets inside our house and the wood in front of the door is bowing up and is distorted.

-thin walls and ceiling
-Our smoke alarms are super sensitive and the one in the living room goes off WAY too easily.
-My oven smoked for the first month or so due to shoddy cleaning before I moved in. We complained and they brought someone in to clean it again but it didn't help at all. My wife had to buy oven cleaners and spend several weeks on it to get it to stop smoking when using the oven. After a year of being here it still smokes if we use the broiler.
-bugs can come in through fireplace
-the door and frame that leads to the patio isn't sealed at all. If you sit in front of the door in the winter you can feel the cold air blowing into the house. You can see outside through the cracks and bugs can easily get in.
-Utilities are REALLY high here. Living here by myself was way more expensive than living with two other people in my last place. I used to live in a two story 3 bed, 3 bath townhouse with TWO air conditioning and heating systems (one for upstairs, one for down), all three of us cooking, washing, using electricity and the utility bills never reached as high as it is when I was living here by myself. The vents are on the ceiling and if you run the heat it just leaves and heats the apartment above you. It gets pretty cold here in the winter. I bought a space heater to use in the winter. We have a standing tower fan as well for the summer. If I don't use any heat and hardly any air conditioning my bill will still be $100 a month. If you have to use any heat it jumps to about $160 .
-the only ceiling fan is in our living room. I'd like one for the bedroom.
-Rent is pretty high.
Overall, this definitely isn't the worst place to live but for the price it should be better. Most every place was either taken up already or we didn't like them so we ended up choosing to live here until we can buy a house. Also, I only had a few days to look for places to live in Knoxville.
I'm sure people will respond saying that they have "never lived in a better place", but that is their opinion. Maybe not all of the apartments are like mine but seeing how as I'm paying more because I'm living in one of the newer ones I expect more.
