I am a student at UT and I lived at Sterling for 2 years with not one late payment or any damages to the units I was assigned. After the excitement meeting the new neighbors and being hit on at the pool had subsided we started to notice things were not as great as we had hoped.

Besides the unfortunate "new" carpet, the what seemed to be yeti that was stomping around upstairs, and some wicked mold everything seemed to be alright that first year. There was one night my roommates and I awoke to a loud noise and our front door was standing open. This happened to some neighbors there also.

The next year I moved into a new unit (closer to the outskirts of the complex, near the wooded area). Management had completely changed at this point and it was greatly noticed. I was constantly over at the main office arguing with the staff on a bill with late fees which their staff had failed to give me or just mistake bill that was sent to me. What was really fun was then they called my place of business to tell me that I had a delinquency charge of $300 (Which was an error on their part. They never apologized.) In addition to the constant billing capers, our other female neighbors constantly were telling us of a male peeping Tom that was coming from the woods. This individual had apparently been beating on our front door and stepping to the side so we would just open the door. When we would sit in our living room at night the gentleman was always there to test to make sure we locked out doors by trying to just walk in. This man was reported several times. They sent the courtesy officer over once or twice. They certainly never told any other the other tenants about the problem. (Later that year neighbor was robbed when someone broke into her unit and stole most of their electronics and a computer. No letter from the staff explaining the safety issue.) I moved out the day after I found the man standing on out porch watching my roommate undress and doing what peeping Toms do.

If you move in there I suggest you invest in black out curtains, ear plugs, mace, and patients. And good luck.
