I must be honest and admit where do I begin. The living conditions are deplorable and the attitude of the office staff is unbearable. When my wife and i first moved in we were happy until 5 months later when the office gave out our ADDRESS to a stranger who we didn't know and they also gave out our rent amount which may I add is absurd for this kind of living space and condition. The Staff offered to move us and we agreed. Then 4 months to the date the same incident with the same leasing agent happened again and there went out address again to someone we didn't know. When we went to them they were rude and seemingly indifferent to their mistake. The leasing agent pulled file out infront of this stranger who was wanting to buy a dog, we do not own a dog and never did. The leasing agent proceeded to place a telephone call stating she would walk them to our door. When confronting the staff they deny any wrong doing but the letter of the law clearly states this was an invasion of privacy and it has clearly happened twice. Also, we do have this on voice mail because my wife and I were at the doctors and did not have our phones on. Then 3 days later the person showed up at our door at 2 am intentions were unclear. This has seriously compromised our familys safety, and mangement does not care. We will not go into all of the detail of the mold, noisey neighbors, incompentency of maintainence, water spots on the ceilings, bugs, electrical problems, and the rotting floor in the bathroom which they tried to blame on us. If this is your only option...DON'T MOVE!!!! just as an insight their idea of fixing loose tile is duct tape!!! THIS IS NOT A JOKE WE HAVE PICTURES

This is in response to the complaint filed by the tenant in apartment ####. First I would like to respond to the issue regarding the release of their personal information that occurred in September. A local church called and spoke to the previous bookkeeper and stated that they were calling so they could pay the tenant's rent for that month. Although no information should ever be given out, the previous bookkeeper thought she was trying to be helpful and let the church know only their rental amount. NO other information was given to them. So to say that we gave out their personal information is a gross exaggeration of the truth. To correct the situation we made every effort to move the tenants to a new apartment as quickly as possible. The situation in January was handled properly, as we can not say that we compromised the tenants privacy in any way. A woman entered the office and stated that she had spoken to tenant about the purchase of a dog she had for sale. She stated that the resident had asked her to meet her at the complex. The woman DID know the tenants last name. To say that if anyone came in and asked for any resident by first name only, that we would have any idea who they were talking about is absurd. We have 520 units and could not identify some one by only their common first name. The leasing agent stated that she could not give out any information confirming if they lived at our complex. The woman then stated that she had her phone number and asked if she could call her to see if she was home. The leasing agent did check the file but she pulled it out in the back of the office and the woman was never at any time able to see the file. The woman stated that she had driven forty five minutes to pick up the dog and asked that the leasing agent call her or go by her apartment to see if she was home. The leasing agent called the tenant and left a message stating that we would come by to see if they were home, not send the woman to her apartment. I myself walked to her apt. and knocked on her door, and the leasing agent asked that the woman stay in the office with her. If this woman stopped by their apartment at 2:00am it was because they had given her their address. They even stated that they had spoken to her on several occasions and that she stopped by to give them blankets for their dog. We have also listened to the voicemail and it does not say that we are sending the woman to their home. Last, regarding the issues in their apartment we have made every effort to contact them about correcting the issues. The Property Manager and the Director of Maintenance both went to their apartment to discuss the problems they were having. We did ask that the tenants write down all the problems in their apartment so they could be rectified. At the time of the meeting the Director of Maintenance stated maintenance would be there the next day to correct the problems. The tenants stated that they had mold growing in the bathtub but it actually was mildew from the shower curtain being closed and the tub not being able to dry. The tenants stated that they would not be home the next day and would contact the front office about coming to the apartment. They asked that they be home when maintenance came to their apartment. We never heard from them and have sent several letters asking that they contact us to resolve the problems. Also as an extra note, the tenant applied at another apartment complex and in doing so we had a rental verification sent to us. I filled the verification out correctly and honestly. They have a large balance with us and that was noted on the verification. The tenant called and stated that I needed to show that they had a zero balance so they could get the apartment they applied for. I explained I would not falsify the document at which time he became very angry with me and began to yell at me. During this conversation, Mr. tenant then threatened to give out my name, number and work location to inmates at Brushy Mountain State Penitentiary, where he was employed. I believe that by refusing to falsify the document, this is one of the reasons for the complaint against us. We at Sunchase thrive to make all of our residents very happy. We have never laughed at the tenants and have extended every courtesy to try to satisfy them. We find it very upsetting that any resident would be unhappy living in our community. At this time we are taking legal action against them because of non-payment since the month of January. Also it is stated in the email that they do not own a dog and after unit inspections we discovered that they most certainly DO own a dog.

Aa a former tenant I have to say it would have been nice if the staff had put as much effort into servicing the tenants as they have put into this composing this reply. I can not honestly say that Sunchase is the worse aprtment complex in Knoxville but there is a GREAT amount of room for improvement. One of my major caveats had been the laundry room. During the hours of 9 to 5 through the week employees would gather outside the laundry and smoke and talk, which although at times inconvenient (who wants to walk past a group of people gathered in a small area with their dirty laundry?) is a terrible offense. What made me angry was the state of the washers and dryers. Many were in need of repair and they, and the laundry room, were always dirty. They painted and redecorated the room but never kept it up. Also some, not all, but a number of the office staff were - not quite rude but lacked any concept of professional courtesy. I would not recommend anyone to Sunchase.

I lived at Sunchase and was going through a divorce and a job change. I was two months behind on my rent and received a phone call on my cell phone from the office telling me that the locks had been changed. When I got home from work, 100% of my belongings were gone. I found out that Sunchase had removed them and set them out on the street to be looted by passersby. There was a black man in a motorized wheelchair who was combing the area and when I approached him, he fled. His duty, it seemed was to alert his boys of when tenant's belongings are set out. I lost a lot...vintage guitars, my computer, furniture, everything, except my cat. When the office lady called, she asked if I wanted to keep my cat, but was obviously not concerned if I wanted to keep all of my belongings. Sunchase tried to sue me for past-due rent but were unsuccessful because they did not follow proper eviction guidelines. Locks should have been changed PRIOR to removing my things and setting them to the side of the road to be looted.
