I have lived in Sunchase since June..... and this is by far the WORST place I have ever lived. The demo I was shown before I moved looks nothing like the apartment I ended up with. The walls and ceilings are paper thin... I can here every single step people take above me. There is a major spider problem.... and on top of that, there is a MAJOR roach problem.... and I keep complaining to the office staff... and they don't seem to care!!! They told me that the pest control comes once a month and they would put me on the schedule for next month! I have a spotless apartment and somehow have roaches... and THEY WON'T DO ANYTHING ABOUT IT!! There are no celing fans except one in the kitchen area... which makes no sense to me. It took them about 3 weeks to come paint my walls after the ceiling flooded because the person that lives above me had their A/C mess up and clog... which flooded my apartment. DO NOT LIVE HERE.... YOU WILL HATE IT!!! I have all this documented... so let me know if you want proof of this.

SunChase has not and does not have any roach problems at all.(I have lived here 10 years!) The pest control is done all the time and is done every month continuously. I should know, I get the notice, and see the guy every couple of months. There is not "One" documented case of roaches in this community.(I asked the spray guy all the time) This renter states that the walls are "paper thin", have you EVER had sound proof walls in ANY apartment that you share common walls with? By the way, roaches historically come with a person, not a building. What does that say about this renter. Sounds like to me the renter should be evicted from the community, I hope I don't live next to this person! I've lived in 4 apts here at SunChase in 10 years. The only apts I"ve known to have ceiling fans are their lofts, I had one, I should know. This renter obviously is a moron, apts don't have ceiling fans in the kitchen. By the way, how does a A/C unit flood an apt? Like I say, I have lived here for 10 years and in every apt I've lived in the A/C is on the outside of the apt. Hence, how could or would it flood? Once again, your a moron!! I refer everyone I know to this place because of the office staff and maintenance guys. You obviously are a loser and feel powerful by giving feedback that tries to damage reputations. But of course there's always one idiot out there who thinks their GOD! Do you give negative feedback to get your rocks off! Move, Move, Move we don't need neighbors like you anyway!!!

I agree with the original response Sun Chase is not a good place to live. I did move because of the poorly kept apartments. We were also deceived with the model apartment. The person that said they lived there 10 years either works for Sun Chase or lives by the pool, where they do keep the apartments up because they are at the front of the complex. I have lived in plenty of apartments and understand not all are insulated well, but when you can hear your neighbor fart in the bathroom the walls are too thin.

To the tenant who has documented proof of the problem, is there a way that we could see this proof? My girlfriend and I were considering this place to live. I can be reached at cyeaman@utk.edu thanks

I am the Assistant Property Manager of Sunchase Apartments and would like to respond to the above listed comments. After reading the complaints and the dates that they were posted, we promptly reviewed pest control logs and service requests. Based on the records we have and the dates corresponding on the website, we know exactly which apartment experienced these specific problems. This particular resident does in fact still live at Sunchase as of 1/15/08. They are scheduled to move out, but after we fixed the problems they had, they have extended their original lease past the expiration date. Now, as for the problems listed...our Pest Control Service treated the roach problem that was mentioned. When an apartment sits vacant and then somebody moves in, it is a possibility that bugs get in during the times of activity. However, that specific apartment was treated for a few bugs, not an infestation. The original complaint stated that when the resident reported the bugs, the resident was told that the apartment would be treated "next month." This is not true. Our Pest Control Service is a contract service and they are here two times a month, plus extra days if anyone has a problem in between scheduled service times. Again, this is a signed contract we have, and they treat the apartments exactly as scheduled. The apartment in question was treated on regular service days as well as special call-in days due to the fact that we were trying to take care of this resident as quickly as possible. Maintenance did install extra thick weather-stripping around the doors and windows as an extra preventative to deter any form of insect. Our Pest Control Service quickly eliminated the few bugs that were found and that apartment has not called in with any problems in several months. To our knowledge, unless it is not being reported, this apartment has had no more pest control issues. The other complaint was regarding a leak. When you live in an apartment, unfortunately, leaks may happen. That is something that is beyond our control; trust me, if we could prevent leaks, we would! The incident being complained about happened when an upstairs A/C unit got a clog in the drain line. As the A/C continued to run, it leaked downstairs into the apartment below. The apartment that the water ran into is the apartment that listed the original complaint. The leak in the upstairs apartment was promptly repaired to stop the water from leaking to the apartment below. The damage to the downstairs apartment had to be repaired in stages, but it did not take 3 weeks. The first thing that had to be done was a water extraction on the carpet. Then the damaged area of the wall and ceiling had to dry. The sheetrock has to dry before you can repair and repaint it. If you do the repairs while the sheetrock is wet or damp, the repairs won't stay. It takes a couple of days to dry, and then the repainting is scheduled. We repaired and repainted all damaged areas and then documented all repairs with photographs, which we have in the resident's file. Again, all issues were taken care of and the resident has continued to live in the same apartment.

I am the original person who posted this review on the roach problem. After receiving a letter by Sunchase asking me to post to clarify my post... I am. I had a 6 month lease signed and I was scheduled to move out Dec 31. My birthday is right before Christmas so I was going home for a week, then I was going to Tampa for the bowl game... so I honestly did not have time to move out, so yes, I did extend my lease by ONE month... no longer than that. Did I stay because I wanted to? No, not at all. Yes, the roach problem was eventually taken care of (they had to re-seal my doors and windows or something so they couldn't just crawl right in... because of the horrible gaps) and the other problems were eventually taken care of also -- but I was just patiently waiting until my new apartment (in a different complex in west knox) was ready on Jan and because I was going to be out of town for 2 weeks for the holidays and would be unable to move. I've read other people's comments on Sunchase and I agree with almost all of them. You may have fixed all the problems I had, but that does not mean that my opinion changes about Sunchase. There are no lights in the apartments besides in the kitchen, bathrooms, and closets... the insides look like they haven't been updated in a while, the parking is horrible, and the walls are paper thin... I could hear every step my upstairs neighbors took. I still to this day would not suggest Sunchase to anyone unless they make some changes around the complex like updating the apartments a little. When I received that letter on my door asking me to change my comments... I honestly felt threatened. All I did was voice my opinion... which Thank God I live in America and I have the right to do that. I will be the first one to admit that I have been rude to the office staff. And I actually apologized to one of them for being a -----. But now it's hard to not want to take that back. When you first move in everyone is all smiles and willing to help in anyway they can, but after that move in... I never felt that they cared the way they did when trying to convince me to move in. I don't understand why you would feel the need to make me get on here and change my review. If you would have looked harder at my lease, you would have saw that my move out date is Jan 31. Why start something when I'm going to be gone in less than 2 weeks? You already posted a response for me... defending yourself and giving your opinion of the matter (which you have the right to do also)... but why leave a note that sounded very cold and demanding on my door asking me to change my review? Did everyone that posted a review about your complex get a note on their door?

HA HA HA HA HA thats funny they had the berve to leave a note on the door! I mean God Forbid someone tell the truth about living there!

Of course there is no such thing as sound proof walls. And you will always hear noises from neighbors living above you, but when you hear your neighbor urinating in the toilet when you are in your bedroom, there's no excuse for that. I have lived here for about six months, and the pest man has only came to spray my apt 2 times, not twice a month. We have a mold problem in our bathroom. The vent does not make a difference if you leave it on or not. And our bathroom ceiling looks like its warped. The ac unit inside makes a loud ticking noise. And the ceiling fan in the kitchen area is rediculous. We have no use for it there.

I also love how the bathrooms at the pool are locked when the office is closed. Real sanitary! As a result, no one ever wants to come to our pool... It's become quite the joke.

i had a really bad day but reading all this was funny as crap. i currently live in a sunchase apartment, & for my first place i don't think it's too bad. i honestly think it's a tad bit pricey for the age of the apartments but there are respectable neighbors here & i overall enjoy it. i was a little freaked out when i first saw the GINORMOUS roaches outside, but i have only seen them outside. & there's usually just one or two & it's summer!! one came in the door one night but crawled right back out. i looked it up & there is a type of roach that lives in mulch & that's the only kind i've seen. they can't survive inside, so if they do get in they'll probably die. & they only come out at night until the early morning. i have seen other kinds of bugs outside but inside it hasn't been a problem. i would recommend this place to others! everything has worked fine for me, it's really not loud unless you are a big LOSER & sit at home with no sound on like some of the people who commented must do. i have never heard anyone pee or fart in their bathroom...that's ridiculous! parking can suck sometimes but it's an apartment complex!!! what do you expect?? i guess these people expect perfection but they aren't gonna find it ANYWHERE!! unless something awful happens (which i doubt) i will tell people to stay here.

hate it. don't rent here. the staff is a bunch of -------s that don't care about their residents. they don't want to fix anything for you. they would rather sit outside & smoke cigarettes & stare at people do their laundry like a bunch of lazy -------------. the apartments are old, smelly, over-priced pieces of ----. & you are stupid if you rent here.
