I have been living in Walden Legacy for almost a year now. I agree with many of the comments posted on this site. I live on the top level and I don't hear too much noise from my neighbors but it may be because they are all single people with rarely any visitors. However, the person below me is extremely loud (late night visitors, loud music on surround sound, etc.)
I have noticed that if I don't have the tv on, I can hear what anyone says while they're in the parking lot or on the balcony below me. Those are the only noise problems I've had.
I'm glad to see other people have noticed the small flies. I don't leave food out or trash and couldn't figure out where they were coming from. I do notice that they tend to be near the bathroom and kitchen sinks. I will try pouring bleach down the drain as someone previously mentioned. I don't see it as a major problem though- it's not like a swarm of flies are in my apartment. Just one or two once in a while.
As far as the dog poop- I agree. I have a dog and I always pick up after him. However, I've noticed that I'm one of the few people who do this. When I first moved here, notices were sent out reminding residents to pick up after dogs but it didn't seem to work.In previous dog-friendly apartment complexes I've lived in, there have been pet waste stations, which may be a good idea for WL.
Another litter problem is cigarette butts on the ground. We've recently received a memo about this though. Also, the trash area is always over-flowing on the weekends.
As far as maintenance is concerned, I've never had to call them for anything with the exception of not having hot water the first day I moved in. I think I've had my air filter replaced once, that I know of. I don't mind replacing it myself but you have to access it through a locked door on the balcony that only maintenance has access to. I've never seen an exterminator here but I haven't had any problems with bugs other than the flies.
I also noticed that there is no notice left in your apartment if maintenance or other staff come inside. This is something I'm not used to.
I originally signed a 6 month lease then did month-to-month for a few months because I thought I would be transferred for my job. I just re-signed a 6 month lease and the rent had gone up $50. However, if you sign a longer lease, the rent is lower.
Overall, I think the complex is decent- much better than some of the other places I've seen around here. Parking can be an issue. I don't think assigned parking would solve the problem though. Yes, we do have garages but only a limited number located at the back of the complex. There is also an additional monthly charge for these garages. When I moved in, construction was on-going and it was completed very quickly; from what I've read on this site, it shows.
Also, forget going to the pool during the summer for a nice swim. It's always crowded with kids during the day and partiers at night.
