Dear Residents:
Spring is upon us and like everyone this time of year we at Berkley Hills need to do a little house cleaning. If any of the following items do not pertain to you, please just disregard them. If on the other hand you notice yourself below, please take the appropriate measures to correct them.
The lease agreement states that the patio areas are not to be used for storage. The only items allowed on your patios are patio furniture and live plants. Please remove any other items within 48 hours. Any items left on your patio will be removed by us and you will be charged $50.00 per item.
Grills are not allowed per the fire marshal. You must remove your grill within 48 hours or be charged $50.00 for us to remove the item. If after we have another is brought back to your unit you will be given your thirty day notice and all monies will be charged to you for breaking your lease.
Satellite Dishes (sp) are to be secured by placing them in a bucket on your patio only! Anything other than that will be grounds for terminating your lease.
Dogs are to be on a leash at all times. No exceptions. If your pet is noticed off a leash we will be forced to call the pound to have the animal removed from the property and it will not be allowed to return. You must pick up after your dog when they leave little doggie gifts on the grounds. If you are caught not picking up after your animal you will have to remove your pet from the property and you will not be allowed to have any other pets here.
We are allowing a grace period of one week for everyone who has pets but have not signed them into the office to stop by and correct this oversight. After that, if you are found to be in violation of your lease we will charge for the new pet and we will start the eviction process. It is not fair for some to pay and others not.
Per your lease no auto repairs are to be made in the parking lot. All autos are to be current and running. Any auto that is not drivable will be towed.
I know this may sound a little harsh but we want you to be proud to call Berkley Hills home as we are proud to call you our family. If you have any questions concerning any of these matters please do not hesitate to contact me at the office.

Why do you think this is a nasty letter?? I received it too and was happy to hear of the changes. I personally have lived at these apartments 3 times in the last decade and I'm glad to see it being cleaned up!! Junk on a back patio looks awful and I am personally tired of stepping in DOG POOP and so are my kids who like to go play outside. I have TWO large dogs and love them enough to walk them on a leash (unlike some tenants who chose to let them run wild, trying to provoke my LEASHED dogs) and pick up their poop. We live in a metropolitan area, not out in the frickin' country! Do you know what the fines are in NY if you don't clean up your dog crap? I know of only a few other complexes that even ALLOW large dogs. If you don't like the new managements rules, that should have been imposed a long time ago, then move. I'm staying to watch the place clean up!
