Nice location but be weary. We have lived here 2.5 years and this lease will be our last. We have experienced high rent hikes, "loop holes" in the lease that let them change the terms (see below), and an increase in crime. The recent break ins are the biggest concern. The gates for the parking lots are nothing more than a long 2x4 which are routinely broken on the weekend. The Arbors staff is also slow to inform about the crime and never say where it has occurred.

Recently we were told that we will be responsible for paying for water which was initially included in the rent which comes to $15-$20 extra per month. A mandatory pesticide spray was recently instituted and we were not informed until after they sprayed our place. They commonly only give you a days notice. In addition, the maintenance staff is small for the complex and most work is contracted out. Arbors gives the apartment keys to the company to do the service so you have random people coming into your apartment sometimes without notice. Try somewhere else on the island or Midtown.

Would you be so kind as to estimate how much has the rent gone up in the last 3 years since you moved in?

About $100 figuring in we now have to pay for water.

Leases are never changed during the lease, this is why it is considered a contract. Once your lease ends you are of course subject to changes in rent and fees since it is based on market rates in the community. This is why you have the choice to sign a new lease and lock in those rates or decide to move. Any place in any location will always raise the rent according to the market, it the same with every product foer example, gas, food, and lodging. Its common market pricing for everything, if not we'd still be paying $2 for a gallon of gas. Pest control is always and issue, if apartments are not sprayed then there will be bugs and tons of complaints. But if apartments are sprayed, still complaints. It is a lose lose situation. The sprays come from a licensed national pest conrol company, I'm not sure about anyone else, but I would rather have a proffesional spray a pesticide than just some one on an office staff, but thats just me.

Anonymous, there is something in the lease small print that if there needs to be extra costs incurred (not rent increase) within the first x months of your lease term, they can change it. I got slugged with that too, however people I know who had been living there years did not. The issue was they are now charging us for water and garbage disposal, which were initially included in your rent. The issue with pest control etc. is that people come into your apartment without notice. The other day I came home, and someone had been in my apartment, no warning, no note to say they'd been there. I'm presuming they'd come in to spray or check my air conditioner, but how should I know with no written warning or confirmation? I have heard of people having their SSNs stolen from such outsourcing, hence I would like to be FOREWARNED of people entering my apartment. Once, someone entered my apartment when I was in the shower (and so I did not hear their knock). I was very unhappy about that. If you read the initial review, t he issue isn't with the fact the homes are sprayed for pests, but the lack of warning and perhaps the lack of using a common, certified-safe company.
