The only reason we're leaving is because we're moving to a different city. There's better apartments, there's cheaper apartments, but I think this is one of the best deals in Memphis.
We moved in to an apartment that had been rushed to clean up (we didn't want to wait). So when we had trouble with the dishwasher, it was promptly replaced. They've been good about taking care of issues we have, and are very friendly. I will say the maintenance guy sometimes doesn't give you enough time to get to the door before he comes in, but it's not that big a deal. I love having parking right next to the apartments, but we have had issues with lack of extra parking. (Having to park in the dirt because all the spots are taken in front of the building because there is only 2 spots per apartment.) Closest thing to a bug problem we ever had was one month we kept getting lady bugs one or two at a time showing up.
My favorite parts of the apartment themselves are the garden tub, vanity space and the washer/dryer in unit. Least favorite are lack of closet space and no pantry. I love being close to so many restaurants and near the interstate. I feel safe walking around the grounds and loading/unloading my car. The grounds are fairly quiet, but you can occasionally hear noise from neighbors, and we have recently had issue with a loud car.
