THE MANAGEMENT IS NOT GREAT AND THE APARTMENTS AS A WHOLE ARE GOING DOWNHILL, BUT THEY ARE NOT TERRIBLE RIGHT NOW FOR MEMPHIS...THAT BEING SAID, I COULD NEVER ADVISE ANYONE TO LIVE HERE FOR A LACK OF ETHICAL PRACTICES. THE WHOLE BACK ROW OF UNITS (ESSEX DRIVE) FLOOD EVERY TIME IT RAINS HEAVY (1-2 TIMES PER YEAR) AND NOT ONLY DO THEY NOT TELL YOU THIS UPON MOVE IN, BUT THEY ARE NOT VERY HELPFUL IN RELOCATION TO A NEW UNIT. I WAS NOT IMPRESSED.
MAINTENANCE IS VERY SLOW TO FIX ANYTHING.
WE WERE SENT TWO MAILINGS REPORTING ACTS OF CRIME ON THE PROPERTIES (PROBABLY LOW FOR MEMPHIS, AND THEY WERE NICE ENOUGH TO LET EVERY KNOW)
CABLE IS FREE (RUN THROUGH THE ATTIC)
OVERALL...OK FOR SOME...TERRIBLE FOR OTHERS
LIFE'S A GAMBLE I SUPPOSE

We currently live on Essex (since 2/06) and have not had any flood problems. Overall I agree with the review--they are decent and in a good neighborhood, maintenance is slow but if you stay on them they'll do what you want (we have just been pesky--we will keep asking until we get what we want). Cable is no longer free either. On the plus side the pool is pretty good and the landscaping always is nice.

I appreciate these responses. Most people don't know to read this. I just paid my deposit for an apartment on Essex Drive and this response is very helpful being that I'm not from the Memphis area.
