I lived in edgewater for a year before I bought my home, and I have to say, it was the worst rental experience i've ever had. Let's start with the the move-in process...
We chose edgewater because it was in a good location with a reasonable price. The complex looked decent enough, with a walking trail, but those little perks are there just to suck you in. Once you get in, it's all downhill. When you sign your papers, there's like thousands of signoffs. My hands cramped from all the signatures, it's worse than closing on a house. you have to sign off for stupid stuff like saying you'll take your trash to the dumpster and other commen sense items. They treat you like an idiot in the leasing office.
While you live there, maintenance will fix your problems, whenever they please. I worked nights, and I told the management office that I wanted prior notice before maintenance had to come by for pest control etc... and they said they couldn't work with me on that. The maintenance people are nice enough, but I don't want them coming in when i'm not there or asleep.
They don't want you to sit on your balcony/patio at night. Even though you pay too much for rent, you don't need to be out there at night. I don't know how the security can worry about that considering they're always parked and asleep by the dumpsters. Numerous vehicles were broken in to while I was there including my own, yet security was no where to be found during any of this. Did the leasing office care' No.
They didn't charge a security deposit when I moved in, which sounds great, but beware on the walk through... they're very VERY nitpicky. Get ready to replace disposable items such as stovetop burner liners. God forbid you cook on your stove and get grease on a 2 dollar replacable piece of aluminum foil.
The A/C in the apartment wasn't very efficient. Rooms stayed hot even if you had the A/C on all day.
The complex isn't lit very well at all, which i guess is what invited the car thieves to the complex.
Parking wasn't horrible, but beware if you don't have your parking pass. You could be borrowing a car, or have a rental while yours was in the shop, and they just won't listen and understand.
Don't even try to go to the pool or workout facilities without your pass... they'll treat you like a criminal.
Noise level wasn't real bad, but you knew when people upstairs were walking.
Just do yourself a favor and don't move here. They'll make it seem all nice and stuff, until you sign that one year lease. After you sign the papers, it's like HAHA, we got you now, you're screwed!!! Seriously, don't even bother with any of the sunshine management properties in this area either. Because they're all the same.
