I agree and share some of the same feelings in the first review of this apartment complex. Although this complex has many attractive amenities, including the grounds and floor plans, I would NOT recommend it to others until some changes are made at both the property and corporate management levels.
Once you become a tenant, you are not respected (and treated like a customer) nearly as much as you are when you are a potential tenant.
You can expect frequent problems such as regular water outages, burglaries, auto break-ins, damage to your car when the grass is cut and contractors entering your apartment without leasing office/management escorts.
Living on the first floor means that you should be ready to hear every single step your upstairs neighbors make, including their conversations and OTHER activities. Forget getting management to look into the squeaky ceiling and the fact that it seems like the unit above you is about to fall on top of you.
Also, prepare to be ignored when you request that management allow you to move to another apartment within the complex before your lease expires. A request like that will just make them angry.
Water outages are frequent, sometimes every month. More often than not, they are announced one day before with the comment "DO NOT CALL THE OFFICE". Sometimes they are not even announced. In any case, it remains the personal problem of tenants.
And, dont be fooled by what appears to be Security inconsistently patrolling the grounds while watching TV or sleeping in the parked patrol car. They are not Security; they are just there to observe the grounds. So, dont look to them for help with anything relating to protection. But, you can count on them to place a sticker on your car or any of your visitors cars that are parked over the white lines of the individual parking spaces.
The quality of maintenance repairs is also not consistent. In fact, a service call may be ignored, if they feel that it isnt important enough to warrant a response. A service person could come to your apartment and not address the problem. For example, repainting and wallpapering an area of the ceiling and wall that was damaged by a flood in the apartment above you wouldnt be repaired, as it isnt important (until they need to get the apartment ready to be rented to someone else). Otherwise, service calls are typically answered within 1 to 2 days and SIMPLE problems are usually fixed.
So, I concur, one should expect more for their money.
