My wife and I lived here from the summer of 2006 until the summer of 2008. We liked it, but the rent started at $1120/mo for the larger 2 bedroom, went up to $1170/mo after 1 year, and finally to $1245/mo. This was the reason why we moved. We are now living at the Madison Humphrey Apartments in East Memphis, in an apartment very similar, and are paying $923/mo.
We had some issues with parking in the evenings. In our circle there was not near enough parking spaces for the number of apartments. After 7 or 8 in the evening, we had to park in the visitor parking. For $1245/mo you should be able to park right next to your door. They would try to tow people who didn't have parking tags, but I would still see people parking in the circle who shouldn't be there. When you tell the office about it, they expect you to call the tow company to report it. I did so one evening, but the guy sounded half-drunk and I never noticed if they showed up.
There were also varmint issues. I've seen rats running around the dumpster, as well as racoons and a fox in the parking lots. One night I was walking from my car and a fox ran up to me and got about 10 feet to me before it stopped. I didn't know what to do. It eventually ran back through the complex. We didn't have any pets, but if you have small pets, I would be cautious at night, as some of the racoons I saw were probably 20-30 pounds and could easily take off with a small dog.
We didn't have any issues with the management or maintenance. Each time we had something for maintenance, it was taken care of very quickly.
We had 3 different people live above us while we were there. You can easily hear people walking, and one girl played her stereo in the bedroom right above our bed, and was quite loud. We really couldn't hear the person below us, except when he had his stereo on or was watching a football game. The bass easily traveled up the wall.
Our apartment was insulated very well. The highest our utilities got was $130/mo during the hottest part of the summer, and as low as $65/mo in the spring and fall.
We liked living here, and if the rent had not gone up, we would likely still be living there. I go to UT and also work at St. Jude, and the proximity to the downtown area was very nice. But moving to East Memphis is going to save us almost $8000 over the next 2 years, so I figure I can make the commute.

I too just moved here about 6 months ago. I really like this place. I will agree parking can be tight, but they have the visitor parking and that is nice with the sidewalks. I have notice the trash also and said something to the manager, who was very aware of the situation. Her explaination was that at the begining and end of months (when there are lots of people moving in and out) it does get backed up but they have someone out on the weekends to help, but there will be times when it does get backed up. She apoligized and said she would do her best to keep it up. As much as I have to admit it, she was correct about the times when it is packed. I never thought about it that way, but can remember all the stuff I threw out before I moved here. Makes sense. Other than that I would agree with everyting else. I would recommend it to all of my fellow classmates at UT.

You are both suckers. This place is a ------- disaster. There are rabid racoons runnin this place and I saw two people bangin hard behind a building once. The trash is a real problem. Don't believe that manager, she is the WORST. Overall this place SUCKS.
