Improved, but still issues

Management has improved substantially and in my opinion is doing the best they can with the residents and budget they have (Dawn is awesome). The location is great; walk to all downtown restaurants, bars, movies, Grizzlies stadium, AAA baseball, and Peabody Place. Car break-ins are bit of a problem, even in the secure garage. Too many dogs in an area with very limited grass, with many dog owners opting to not clean up after their pets (sometimes even in the hallways!). Annoying dog barking is a problem in some buildings as well. Eclectic mix of people, from undergrads to young professional families, though the place could benefit substantially from higher hurdles of required income to rent ratio. This place is pretty pricey on a square-foot basis...look into Mud Island for a better deal per square foot with prettier grounds. Parking is not an issue for residents, but parking for guests is completely inadequate; you'll have to meet your guest somewhere else and drive them in.
