Love at first sight....then reality kicked in.

When I visited these apartments last year I was so impressed by the condition of the the grounds and units themselves. It seemed quiet, lovely, and safe. And I got a GREAT deal when signing my lease on the Bristol in Phase I. The apartment itself has an ok layout. I haven't heard my neighbors that often, and even when I did, it was normal conversations. So I must have gotten real lucky and had extremely quiet neighbors, because if they were loud in the least little bit I would have been able to hear everything. When I moved here, the office staff said it was about a 15 minute drive to downtown. That is not so. Mapquest has it at about 26 minutes. But with the reality of 240 traffic, it takes me close to 37 minutes to get to work if I leave after 7am. I am now in Cordova and it takes me about 10 minutes less to get to downtown so if travel to downtown/midtown is a priority, don't let the Memphis city zip code fool you.

Parking was never a problem, however finding a time when the gym or pool wasn't packed was a bit difficult. I like to work out in the mornings and it always seemed crowded, but that's what you expect with a small apartment gym. There are plenty of places in Germantown that have affordable membership rates.

Now on to the part of the experience that made me decide NOT to recommend these apartments. Crime at this place was higher than it was living downtown. Perhaps it was just the area of the complex I lived in. Also, when it came time to renew my lease, the rent was bumped up $70/mo. That seemed like a little much for me, especially seems how I was signing a 12 month lease. I agree that the price I signed for was an appropriate price, but I would never pay more than that for the unit I was in. While I do like the family atmosphere of Fieldstone, I did not like the undisciplined children that accompany such an environment. A group of boys bounced basketballs on the hood of my car, smashing it in. I know that I am a special case and not everyone will get their hoods smashed in, but if you are not used to having unsupervised children around, this may not be the place for you. When I moved into the apartment it smelled like cat...probably because the person before me in fact owned one. I had the carpet professionally cleaned and bleached the tile and the smell still lingered. Air fresheners became my friend. Before moving in, request a smoke-free, pet-free apartment if they have any available.

In all honesty if you're set on living in Germantown, Fieldstone isn't a bad choice. However, there are so many other complexes in neighboring areas that I would recommend first. My reasons for moving were 1) the inconvenient drive to downtown/midtown 2)rent going up 3)I was able to find better bargains in other areas: where the price of rent matched the quality of the apartment.

I have to agree with most of what was said. First impressions can be very deceiving. Crime has gone up since I moved in two years ago. I have had my car broken into three times in the past year. I'm surprised that the office staff told you it only took 15 minutes to get to downtown...maybe in the middle of a weekday if you're speeding. I never go downtown that often but it does take close to 35 mins when I do go. When I renewed my lease last year I didn't have that much of a raise in rent (about 5%)but to renew my lease this year was much more expensive (about 15%, which averages to be about $90/mo more). I didn't have any problems with the condition of the apartment when I moved in, I guess there were no cats in it before me. Two years ago I would have definitely recommended FS but not so much now. It's a shame bc they are nice apartments.
