My fiance and I moved here last July believing that we had picked a great place to begin our new life together. The first day that we moved in, we noticed that every time one of the neighbors closed their door, the living room window would shake as if it was going to break. I called and put a work order in on that day. I called some days later to check on the status of the work order, and it wasn't even turned in. From July to August, when Memphis had heat advisories, the air went out almost everyday. I was 9 months pregnant and management was not in a hurry to repair nor replace my air so I would have to pack clothes up and go to my mom's house. Finally, after 5 weeks of so called fixing the unit, the air conditioner was finally REPLACED.

The insulation is awful, but not as awful as it could be. You can hear your neighbors very well. You can hear them through the walls and the floors. The bugs are horrible and the pest control company is not worth it. We allowed them to spray once and afterwards, we just sprayed ourselves. There are spiders, ants, and big roaches that are very bad during the warm seasons.

The kitchen is very small and there is only a little bit of counter space since your washer and dryer is in the kitchen. There are so many apartments and so few parking spaces. Parking is awful. Chances of parking in front of your complex is none. You most likely end up parking all the way down at the other end, no where near your building, and walking to your complex. There are plumbing problems. The toilet in the full bathroom constantly was overflowing and stopping up all the time since the first day. Maintenance finally replaced the toilet after many attempts to fix the toilet. The toilet in the 1/2 bath makes loud screeching and thumping noises when you flush the toilet.

Management is awful. They are friendly to get you to move in, but the professionalism is out the door the day that you sign the lease. Management is rude and terrible with paper work. They lose everything. When we just turned in our lease in May, we went to the office three days later to get a copy with the signature of the apartment rep., but the notice had been misplaced. When there is a call made to the after hours security officer, there is never a report made because the 5 times that we have called him in the last 2 months, he never calls back. The maintenance crew are friendly and respectful. Maintenance comes in a timely manner, but the job is always unsatisfactory because it's never a one visit resolution; the solution is ALWAYS for some days, and then we're having to wait for the problem to be fixed once again, and usually after the problem has been fixed so many times, they'll try a permanent solution.

Landscaping is great. The grass is always cut and flowers are nice, but when they rake the leaves, there are no parking spaces until they finish and bag the leaves because the workers pile the leaves into the parking spaces and it would be a risk to park there if you don't know if there is glass in the pile of leaves. The upkeep is not well. There are beer cans and bottles, trash, paper, etc. all over the ground and no one ever comes to clean this up. ALSO BE AWARE OF THE MANY CATS.

Overall, the good things about the apartment is that they have a business center where you can fax and make copies. The pool area is nice and serene. There is a lake in which you can fish. We are convenient to the expressway and to Germantown Parkway.

The rent may be more reasonable than other areas, but to me, the environment is not worth it. You do not get what you pay for, in service nor the community. I don't know if all the complexes are the same, but this information is based on the BEND complex all the way to the back on the left.
