I lived in a ground floor unit.
Years at complex: 8
Reason I stayed: Lack of funds to buy or move and it was the first apartment I ever had with a view. The Mississippi River view for a limited number of units is good (I was one of the first residents and got a view)
Rent when I moved in (1999): $720
Rent when I moved out (2008): $850
Apartment Problems:
Poor Security:
Gates were broken or bent much of the time. Anyone could follow a resident with an access card through the gate. There was a wide enough opening in the bent gates to walk in, even though the pedestrian gates had a key code.
No solicitation sign posted but had numerous bogus magazine sales and others knocking at the door, even in late evening.
Pool often had more visitors than residents.
Guard Shack Just for looks. It was never used.
Found 2 abandoned stolen cars while I lived there. One with the trunk open for 2 weeks and one that sat with a flat tire for 3 weeks. (Visibly disabled cars are supposed to be towed, even if it s a resident).
Apartment Construction Problems:
Multiple problems with water leaks that penetrated through the sheetrock, windows would leak to the point of putting towels in the window sills when it rained. Patio leaked and couldn t be used when it rained (even on ground floor). Sheetrock damage would be spackled and painted but the cause was never repaired.
Plumbing backed up twice to the point that bathroom linoleum had to be replaced twice.
Cabinet closures broke, had to keep cabinets closed with straws until maintenance could come.
Parking:
Wasn t an issue for me, I work early, but was a constant complaint from those who worked evenings or later shifts.
Staff:
Rotates frequently, some were good, some inattentive.
Maintenance Staff:
Works hard but overwhelmed.
Other:
Pets are allowed with a non-refundable deposit. Tenants are supposed to cleanup after there pets according to the lease and downtown Memphis law. Most tenants I observed only took there pet(s) away from there own apartment area, and let them go next to someone else's apartment and never bothered to clean up.
