Great location & good size but think first

I moved into Kimbrough Towers 1 year ago because it was much closer to my office. Kimbrough Towers is at a great location and my one-bedroom apt was the perfect size for me, but you will want to think first before signing a lease. First, the building was built in the 1930's. Certain parts of it have been very well maintained, like the hardwood floors, but other parts really show their age. The walls are plaster, of course, and since so many people have driven nails into these walls over the past 70 years, it makes it very difficult to find a spot in the wall that won't sink whenever you attempt to hammer a nail into it. Hanging pictures is difficult. Also, the pipes are old and if any of your neighbors just so happen to flush their toilet while you're in the shower, then your nice warm shower turns scalding hot in 1/10 of a second. Management office says there's nothing they can do about this. They give you the illusion that if you live on floors 4-8 then you have central heat & air and can control the temp in your apt. No matter what temp I set the thermostat at, in the winter it was so hot that I kept the windows open daily and during the summer it's so hot that I had to buy extra tower fans to make up for the lack of air conditioning. Management said that the cooling system can only keep the building 15-20 degrees cooler than it is outside and there's nothing they can do to fix this. So in the dead of July when it's 113 degrees outside, the coolest your apt will get is a miserable 83, and that's if you're lucky.
Also, you pay your utilities directly to the management office. They told me that they split the monthly MLGW bill according to which floor you live on and the size of your apt. They also told me that the utility bill for the specific apt I moved into usually costs around $75 per month during the dead of summer/winter and could be as low as $40 per month during the spring/fall. I've lived in that apt for a year now and they have charged me no less than $110 for utilities each month. And did I mention that this is only for a 700 sq ft apt'! One month they actually forgot to give me my utility bill. I submitted a written request to the mgmt office asking for the amount of the bill and they never gave it to me or contacted me. A few weeks later, they taped a delinquency notice on my door knob threatening to cut off if I didn't pay w/in 2 days. They're lucky I got home late that night because I would have gone down to the office and given them a piece of my mind. If the management could get their act together this might be a good place to live.
Parking is a nightmare. They do have a few covered parking spaces that you can use for an extra $50 per month. There are some uncovered parking spaces surrounding the building that you can park in for free, but not nearly enough for the number of tenants and to make it worse, management has reserved a row of parking spaces just for themselves. And if you happen to park in one of their spaces, management will have your car towed. If you live on the front of the building that faces Union Ave, you hear traffic non-stop. And if you're the kind of person who occasionally leaves a load of laundry in the dryer overnight, do not live here. No washers/dryers in each unit and no connections to bring in your own washer/dryer if you wanted. There's a laundry room on the ground floor that everyone shares and it costs $2.25 (quarters only) to do a full load. I was told that Tower 2 has a few additional laundry rooms (which does me no good because I live in tower 1) and there are no additional laundry rooms in Tower 1. For those of us who live in Tower 1, it's a royal pain to do laundry.
Kimbrough Towers is at a great location and the apts are cute, but seriously think first before living here.
