Lots of space for cheap... but that's about it.

Here's a list of problems I've had since moving in:

1. Wasps are everywhere. They refuse to fix the problem (holes in woodwork) and refuse to get real exterminators to clear out the nests. I killed 30 in one day, only to have more move into the vacant nest.
2. Apt. Manager is extremely rude, will not forward maintenance issues, and will do nothing about complaints.
3. The security staff has mysteriously quit (laid off') so now all noise/security complaints must be directed to the police.
4. Back porch floods and has at times come into the apartment. Numerous calls to get maintenance to clear the drains has been in vain.
5. Maintenance came into the apartment without knocking or scheduling an appointment. I was asleep and if I had had a gun, would have shot the man. Complained and was rudely dismissed by manager.
6. Extremely drafty. My utilities nearly tripled in the winter and we have electric heat.
7. Children ofter run wild in the streets with no adult supervision.
8. People park with no regards to spaces. Management does nothing to prevent this (ie: tow these cars).
9. Exercise room is not well maintained. Most of the equipment is broken. Pools are opened late and closed early. Tennis/Basketball courts are falling apart.
10. Maintenance requests are often ignored. I have had to fix leaky faucets, broken toilets, and a bathroom fan.
11. Parent company Sentinel is nearly impossible to find. So it's a nightmare to complain about the manager.
12. The repaving nightmare. Less than one days notice to move all cars or they would be towed.
13. Door handle broke and took threatening a lawsuit to get maintenance out the same day. I could not open the front door.

The only pluses I can give it:
1. We got new carpet and some new appliances before we moved in.
2. Bug problems indoors are no worse than typical in Memphis (an outdoor roach once in a while).
3. Location is generally quiet. I can't really hear the train or the interstate despite how close we are to both.
4. Cheap for the square footage you get. Apartments have decent floorplans too.
