I have been a resident for about a year and a half. The security gate that is supposed to keep the unwanted visitors out has worked only once since I've lived here and that was only for a few hours. My window has been broken and they expect you to pay for property damages. Going month to month until you find a better place will cost you an arm and a leg. The rate is market rate which in my case was 250 more plus and additional $30. There is no such thing as emergency maintenance. My neighbors apt flooded because a pipe burst next door to her. Emergency maintenance was called 10 hours prior. Then they were called an additional 20 times by 6 differenct people. They didnt respond until the next morning. By then, 6 adjacent apts had been flooded. Some residents didnt have renter's insurance. Security Officer does not exist. A neighbor was raped during his patrol. Check for yourself on myeyewitnessnews.com. My refrigerator stopped working. They replaced it with a dirt bug infested contraption. There are little flying bugs that are a little bigger than gnats that won't go away. People smoke weed and play music at all times of the night. There is constant trash thrown everywhere from dirty diapers to used condoms. And the list goes on. Staff knows nothing therefore can't help you with anything. Keep all receipts because they don't do a good job of updating payments and then try to send you a letter saying you're going to be evicted and sued. KEEP IT MOVING, your life may depend on it.


2 months after move it. what do you know. No security deposit. Go figure. They are claiming to charge me for time I wasnt even in the apartment. No receipt of move out. I'm just not surprised at all.

Thank you for this report. I made a huge mistake by moving into the Arbors of Hickory Hill and now I read these reviews before I move anywhere.
