I moved here in December of 2006. I didn't get my choice of apartments, had 12 maintenance items for repair that were left undone. I had to keep a log of all phone calls and contact made with the management staff and report my findings to the MAAC Regional Director to finally get a problem resolved. So you would think they'd do things right the next time - NO! Any issue that comes up, they never contact you and never follow through until you bug and threaten them with breaking the lease or taking them to court. I even waited without calling or bugging them for a month and a half over a pending maintenance request regarding the bath tub - it's still not complete. I have been now without air conditioning as a single mother of a 2 1/2 year old daughter for almost two weeks in the 95 degree heat only to find out that the incompetent staff didn't even put in the work order correctly. The staff gives excuse after excuse as to why things don't get done. But if you repeat the excuse they gave you yesterday, they don't remember and then tell you a new one! I HATE LIES! At first I tried to encourage them to increase the staff to run more efficiently. There's no reason we should pay rent to a group that cannot do whatever it takes to increase resident satisfaction and increase functionality instead of falling behind on the work constantly. A maintenance request can go uncomplete for 3 months, but you're evicted on the 15th if your rent isn't paid by the 5th! I see now where the priorities are. I have learned that they really just don't care. I'm sure part of the reason is because half the people there are using government vouchers. Management tends to treat it like the projects since they're not paying for it out of their own pockets. Well guess what' I'm paying full price and have been for the last two weeks while I'm ALSO paying for a nearby motel because they can't do their job right! I'm through. I've always been a great tenant, with great credit - but it's very worth breaking my lease and taking the hit on this one. They don't deserve the few good tenants they have. It's not Mid-America, it seems to be just River Trace. I rented in Greenbrook and the staff and satisfaction was top notch. They told me what was true; they set goals and deadlines - and met them. Mid America cares... but the staff at River Trace doesn't. They need to fire them all and start fresh. It would be a severe pay cut for me to take a job like that; but I've been in that business, and I know a much better job can be done... even with my hands behind my back. So what gives' 2 years I've been here and a VERY HIGH staff turnover. They say that management is making changes. Well when are you going to get it done right' I'm sorry. I've given almost two years and cannot wait any longer on the blessed day that this staff actually gets things done right. Oh, not to mention, the pool is not open yet and it's June 4th. They told me it would be open on the Monday after memorial day... ANOTHER LIE. If I wanted lies, I would have stayed with my ex husband and got more from my money than I do here. This place should be what is seems to represent; a roach-infested bachelor pad with excessive gang activities and constant break-ins. It is not safe enough or kempt enough for decent families. POTENTIAL RESIDENTS, BE WARNED. They're good at selling you on the lease, but after that - you're on your own.

If your AC is not work, you need to escalate that. That is a high priority issue and inhumane considering the temps here. I think the rule is if the temp is higher that 80 degrees that has to be a high priority for them. I would also call renters rights and put them on the news. I also moved from Greenbrook to River Trace and have regretted it every day since then. I keep trying to figure out why I did that. You are right, MAAC is not a bad company, that property, management, maintenance and other staff are what is bad!

It amazes me how people make up wild lies! Not all of the residents of Rivertrace are Housing Authority of Memphis or HUD. This website is only showing how prejudice most of the residents of Rivertrace are. Management was a HUGE problem at Rivertrace 3 years ago, no one wanted to stay. Now that the complex finally has stable management they are being attacked for all the flaws of the other managers which were WHITE. Why is this? Is it because the managers now has changed the pest control to one that actually works, raised security so that people can now walk at night, put up lights when the complex was dark, file evictions on drug dealers and people that were not suppose to have been there in the beginning. Why complain when things are getting better? Rome was not built in 1 night and Rivertrace went down during the 2004, 2005, 2006 years. However as long as people were not paying their utilities or water bills it was a "great place to live"! Please, the same people that are sounding off are the same ones that are either late each month or have to have the lights turn off because they owe MLG&W and can't get utilities in their own name. Remember where ever you run too, you have to pay rent on time, have utlities in your own name, and pay late fees---- period. This is not something for Rivertrace but for all complexes. Call in request for repair but a leaking faucet is NOT AN EMERGENCY! So please someone wake up the residents of Rivertrace so that they can understand that water bills are not $15 a month for home owners ($60.00 a month), pest control is not $3.00 a month for homeowners ($80 for each 3 months), then home owners insurance ($80.00 a month) mortage note $850.00, not forget taxes of $156.00 a month for a 3 bedroom home with 2 bathrooms, however for an apartment it is only $700.00 for 3 bedroom 2 baths, and $30.00 for pest, water, and sewer fees. I would love to only pay $730.00 a month versus over a $1000 and fix my own maintence items that is after I buy the supplies. Some of Rivertrace residents are too lazy to buy light bulbs. I wish that all I had to buy is a light bulb to maintain my home. So please unless you have really true testimonies of the property stop making up lies because you can not afford the property!!

Yeah, it's definitely not race-related. And that person responding that people can't afford this property, HA! It's vry affordable, but you don't get ANYTHING in return. It's four walls and a parking lot, really. Renting is easier than homeownership, to some. But being satisfied with your rental experience for the money is never going to happen at RiverTrace, unless you fix the a/c yourself and never have to call the leasing office for anything. Nothing to do with race, but the caliber of people there is sad. No one really cares, and most of my neighbors kept their apartments in sloppy condition. So, if you're lookin for a cheap one to put your crap into. There it is. Don't expect anything more, however. So... if you want a nice apartment community, don't move to Rivertrace.

If eveyone know so much about Property Management then you will know that repairs can be made when UPPER MANAGEMENT ALLOWS IT. It was NOT ALLOWED at River Trace, dummies!! Rent was collected, turned over to management company and they put it in other properties, bought other properties in Texas, Florida, and put it in the pockets of UPPER MANAGEMENT not ground management. So if you all know apartment business you will know that if Upper Manager states no don't fix this person stove or you will be fired then what are you going to do, tell corporate? Then corporate state you're not a team player then what you're going to do, tell who? Mid America is the reason why the apartments are not gettin fix, it is so easy to blame managers but they have to do what THE CORPORATION tells them too. Do you think it was Enron managers that made the company go belly up or the greedy CEO? Read between the lines people, the managers hands are tied by the corporate office, stuff will never get fix.

Oh my God. I knew it. This is soo sad. I hope the rumor is true and that someone is truly in the process of buying out these apartments. Race is, believe it or not, absolutely not a factor with regards to the very serious and profoundly dangerous issues this entire apartment complex has. No one who lives at River Trace is engaging in racially intolerant behavior towards the leasing office, and I truly feel that to use race as an excuse for incompetent management is very cowardly and inane.
The water, sewer, and pest control are mailed out through the ISTA company on a monthly basis and whatever amount the bill is has to be added to one's rent. During the course of this year alone, the water has been shut off for hours on end throughout the entire River Trace apartment community for a grand total of eight times without anyone notifying the residents towards the situation at all. I feel as though it would be far easier for Mid America to stop privatizing the water, sewer, and pest control bill and just allow the residents of River Trace to pay water and sewer through MLGW. I also feel that the odds are very high that Tonya Mosley and Pamela Perry are just plainly collecting rents at this point and have no intention of having any serious repairs done on the property as a whole at all. For example, it would be rather obvious that the water and sewer lines are in a sad state of dis-repair and need to be re-routed. However, to re-route sewer and water lines one would have to close this entire apartment complex up and I have a really strong feeling that they cannot afford to do so at all.
Also, there is no pest control being done here at all. Here is a timeline for the pest control: Oct. 07, June 08, and now there was a flyer put out just this month that pest control is only to be done on request. My question is are the resident still going to be charged for it?
Lastly, over a month and a half ago, there were flyers placed about the crime in this entire apartment complex. I saved the flyer and can scan it or something, I guess. This flyer actually stated that no one in the leasing office can do anything at all to guarantee one's safety at all!
I DO NOT BELIEVE FOR AN INSTANT MID AMERICA PROPERTIES IS ON THE VERGE OF HAVING A FULL ON TAX CREDIT PROPERTY ON ITS HANDS AND THAT MANAGEMENT'S HANDS ARE TIED BECAUSE OF CORPORATE.
I DOUBT WITH ALL MY HEART THAT A CORPORATE COMPANY WHICH IS A PUBLICLY TRADED STOCK OF INTEREST REFUSES FOR ANYONE TO HAVE MAJOR REPAIRS DONE ON THEIR APARTMENT AT ALL. AND TO LIVE WITH NO AIR CONDITIONING IN A CITY WHICH HAS HAD SIX DEATHS RELATED TO PEOPLE WHO WERE LIVING WITHOUT IT.
I HAD NO POWER IN MY BUILDING AND THE BUILDING RIGHT NEXT TO MINE FOR TWO AND A HALF DAYS DUE TO THE RECENT STORMS. NO ONE FROM THE LEASING OFFICE DID ANYTHING ABOUT THAT AT ALL. THE TEMPERATURE IN MY APARTMENT WAS OVER NINETY DEGREES FOR TWO AND A HALF DAYS. I CALLED THE LEASING OFFICE AND NO ONE WAS THERE FOR AGES. WHEN I FINALLY GOT A HOLD OF SOMEONE I WAS TOLD THAT NO ONE KNOWS ANYTHING ABOUT POWER OUTAGES IN LIGHT OF THE STORMS. I CALLED THE BROOKE GARY AND LEFT HER A MESSAGE TO NO AVAIL. I CALLED THE PROPER CORPORATE OFFICES AND LEFT A MESSAGE TO NO AVAIL. I CALLED TO LEASING OFFICES TO SEE IF ANYONE COULD HAVE THEIR INSURANCE CLAIMS ADJUSTER TO COME OUT TO MAKE SURE THAT BUILDINGS 2245 AND THE ONE DIRECTLY TO THE RIGHT OF IT WERE HABITABLE AFTER THEIR NOT HAVING POWER FOR TWO AND A HALF DAYS TO NO AVAIL.
I WILL NOT BE PAYING FOR A DAMN THING THAT IS A DIRECT RESULT OF THAT STORM.
THE CORPORATION HAS OBVIOUSLY SOLD OUT THE COMPLEX TO THE MEMPHIS HOUSING AUTHORITY AND JUST HASN'T TOLD ANYONE YET.
YEAH I AM A DUMMY. I PAY A BIT UNDER 800 DOLLARS IN RENT AND JUST KINDA FIGURED THAT A LEASING OFFICE WOULD HAVE SENSE ENOUGH TO DO THEIR JOB.
WHAT DO YOU PEOPLE THINK WHEN YOU LOOK AT THESE BUILDINGS? THEY ARE ROTTING.

ACTUALLY THE RUMOR IS TRUE AND SOMEONE IS VERY CLOSE TO BUYING OUT THESE APARTMENTS AND NO ONE WHO LIVES HERE HAS BEEN TOLD ABOUT IT EVEN THOUGH THE SALE IS TO BE FINAL THIS MONTH...WHO IS THE IDIOT NOW, DONNA AND RICO!
Here is Mid America Properties itself stating that the property is to be sold and that the closing is this month (September). No one who lives here has been told of this at all. I wonder if one of the idiots at the leasing office will claim that there were flyers placed hither and yon about it or some other crap like that...

As part of its long-term strategy of maintaining a portfolio of newer, high-quality properties, Mid-America completed the sale of Riverhills, a 36-year old property with 96 units in Grenada, MS, on May 12, 2009, for $2.7 million, a 6.4% cap rate. In January, Mid-America completed the sale of Woodstream, a 25-year old property in Greensboro, NC. One additional property, River Trace, a 25-year old property with 440 units located in Memphis, TN, is under contract for sale, with a closing scheduled for September. The blended selling cap rate for all three properties is 7.1%.
