I moved to River Trace 07/07 to present. My lease is up next month in April and I can't wait to leave. All of my neighbors are started here with have gone and since then I have been battling the loud music playing coming from other apartments and outside my bedroom window with a guy working a car. If maintenance and timely response is a priority for you, then River Trace is not the place. When I first moved in my a/c was not working; which they did waive my prorated rent because of this issue. My oven was not working for 3 mo. although I connected the office several times. I also have a very bad ant infestation; which has yet to be resolved and my boyfriends car was broken into while visiting me one night. My real reason for moving is the horrible service with maintenance and the fact that everytime my lease has ended my rent has increased. (surely the property value is not going up around here) My rent have increased $120 since moving here in 2007. I checked there property website & my 1BR/1B is listed for $485 monthly rent. The price I currently pay is what River Trace charges for a 2 bedrm for new tenants. I considered transferring to a 2 bedroom since I am currently paying the cost; but they would onl continue to increase the rent at the end of the lease. I have enjoyed my apartment; but the slow to none existant maintenance and the continous increase on rent and the quality of tenants moving in has gotten me to the point to follow my old neighbors lead......GET THE HELL AWAY FROM HERE....it was not all fun while it lasted...

Mid America is the company that owes and managed Rivertrace. They don't care. This property has 65% black amercians, 35% of whites, spanish, asians combined. They are showing what really racism is, why give good services to black americans per Mid America idea they are going to tear it up anyways? Rivertrace was a prime property however the management company is only looking at the demographics of the people that is moving in that area, mainly black americans. So they will not fix the problems, it will only get worse (maintence have to paint, make repairs, and shampoo carpets (carpets not sanitized properly can cause a child to get sick- if not treated with pet treatment a person with allergies could die- maintenace does not have the expertise to take care of those problems). So while you wait on your toilet to be unstopped they have maintenance fixing the new move-ins apartment, while you want grounds to be picked up the grounds keeper is shampooing units for new move in. The new manager Donna Hicks has her staff spread too thin, she doesn't care if your toilet is stopped up all she wants you to do is get out of her face and pay your rent. Cedar Mill is also owned by Mid America and they are treated as poorly but it is also solely black americans that lived on site. Now the Dexter Lake apartments on Germantown road is an emerald city complex. Clean, shining, mostly white americans. So stop talking to Mid-America's Beth Brock (VP of Region), Brooke Gary (Area Manager), Donna Hicks (Property Manager), Rico Myles (Assitant Property Manager) call HUD, call Fair Housing for these people feels that this is the best that Black Amercians should get, for your money is going on Dexter Lake unit to keep it up, on Lincoln on the Green property (Fedex get discounts) and their other A rated property. Rivertrace is rated as a C- property so it don't get that much attention for the cliental is not rated per Mid-America standards as important as Dexter Lake: the cliental at the Rivertrace property are mainly black americans which in the management eyes less than human.
